State Specific Question About: GEORGIA (GA) I've decided to sell my biggest SFH. Tenant just moved out. There is carpet damage from a pet in two of the rooms. Carpet is ok in others. Can you help me with these questions:

1. Can I just replace carpet in the two rooms, rather than whole house?

2. Do you have a vendor you like to use for rentals in ATL? (actually, it's in Buford, GA) I have used Excel Flooring in the past and was happy with them.

3. I need to have it painted too...any suggestions on good, cheap painters to get it ready for market?

Wait for it,..you will be getting people falling over themselves to tell you to put in Allure instead of carpets. I don't agree. carpets deaden noise and thats very important in multi level housing. I tried it in one building and their constant noise fights between tenants. One tenant lawyer brought me to court on the matter of quite enjoyment living.

For carpet and flooring I use Atlanta Carpet Services, a.k.a. Atlanta Flooring Resource and Design.

They specialize in real estate investors. I found them through Georgia REIA about 20 years ago. They keep the measurements of all of my rentals on file so the next change out and price quote is just a phone call away.

They also work with flippers and can provide sound advice.

I bring painters and cleaners down from Der Hood in Indiana.

They wear very plain dresses and really cool white hats with strings attached.

I do have some on call lawn care folk but they don't work beyond N.W. Cobb and Paulding Counties.

Unfortunately painters and cleaners tend to be very local. If memory serves me correctly, you are in N.E. ATL?

Today's buyers demand PERFECTION. Paint, cleaning, flooring... "Good enough" will lead to "unsold". Your competition is new houses with snazzy marketing, staging, and financing.

Consider hardwood. 30%+ of buyers are Milenials and think carpet is like a used bathtowel, only for Grannies.

Other folks just like hardwood. Realtors play up hardwood in the advertising.

Wifey and I recently binge watched 26 episodes of Fixer Upper. Not once did they install ANY carpet other than throw rugs.
