How often do you move? In my years on here it seems like I and maybe Chris (from CA, Germany, etc) are the only ones who ever seem to move to new areas.

Is it that landlords are happy where they are? Or are locked in with property responsibilities, family, or what?

We seem to move to a new city about every four years. I started in Newport Beach in 2004, went to San Diego until 2009, back to Newport till about 2012, here in AZ full time since.

We started last year looking for greener pastures, literally, and cooler and probably will move again at least part of the year by next summer.

Am I just a rolling stone never long satisfied or do landlirds move less often than other people? --24.121.xxx.xxx

I move between New Jersey and different areas of Kentucky/Ohio/PA every year. I live in all of my flips so whatever I buy is where I live. The more cash flow and liquid I acquire the furthur West I shall go =) The longer I have been doing this the wider my search for my next home is. I have only moved twice other than going to college,I bought a place when I moved out of my parents house,then 12 years later moved to a place on a small lake only a few miles away,been here 16 years.I like to fish and canoe regularly and no motors allowed so perfect for me.Unless I buy a small farm I will probably stay here till I die --24.25.xxx.xxx

I enjoy being a hands-on landlord / property manager so this model of relocating would not work for me. I did plenty of moving prior to my 30s and always travelled for work and for pleasure since I was young. Now at age 58, I am retired (freedom as a result of the rentals) and enjoy not feeling the urge to move. We do have a 14 year old so this is also a consideration for staying in place. --100.6.xxx.xxx

once we started investing we set up our fenced area and farmed it. 80+ sfh's since 1986 to 2001. down to 63 now with only 8 mort's left.

No moving--- allowed us the opportunity to develop a data base. also knew pricing in an instant. We didn't tenant farm and no migrant farming to other area's. There are plenty of property's out there. We learned early on -- don't try to make every deal the "perfect" one. --74.184.xxx.xx

Between the ages of 18-34, I was a tenant and paid rent. During this time, I moved a lot. Especially when I lived in Santa Barbara (1983-86), I moved around lot searching for cheaper rents. At the time, the only cheap rents in S.B. were down on lower State Street in the red light district. Do you remember the Schooner Inn on lower State Street? I lived and worked in this sleazy hotel for 2 years along with drug dealers, pimps, and whores. This is where I learned my "street smarts' and how to deal with the low-income tenants that I have now.

In 1994, I bought my first house (in Atlanta) and my moving days slowed way down. In 2005, I moved to Alabama to get away from Atlanta. Been here ever since. I do miss Santa Barbara though. --68.62.xxx.xxx

25 years now in the house we built in the country. Near family, near my rentals. Before that 10 years on the other side of town, and before that 10 years down the street from there (which is now one of my rentals). We thought we would stay here until we can no longer handle the house and land, but we now toy with leaving for a better state (which is just about any state that isn't NY or CA). Still keeping an eye on my parents who are in their mid 80s and our child has just moved back to the area, so it may be a while before we will leave here. --108.4.xxx.xxx

I so miss living in Huntington Beach and working out of Newport Beach and every other beach town from Santa Monica to San Diego. I lived 4 blocks from the beach off of PCH. I miss driving on the PCH, no Humidity, great Mexican food, casual attire, sandals all year round, pool never closes and smoking hot women =). Back in the day, I moved maybe 17 or 18 times between the time I moved from home until I met this husband, 30 years ago. Since then, we've moved five times but four of them were within the same geographic area (Northern Virginia.)

We were looking for affordable waterfront to eventually retire. Got out a map of the US and looked around. Chose this area and started looking for an eventual retirement place. Fell into long-term rentals. Which helped us retire way early...so here we are. Hands-on property management will keep us here for the forseeable future.

Criteria for this home was: near the beach so the kids would want to come visit. Within driving distance of northern Virginia so they COULD come visit. That hasn't changed. Can't think of where else we would move to. --173.22.xx.xx

I'm a native Taxifornian. My houses are here so my wife and I are stuck. We have been in our house 46 years, Almost bought a 5 BR, 4.5 car garage, 3/4 acre in Yorba Linda when Carter was president. Interest rates shot up to 16 3/4% so I could not sell without taking a 25% price reduction.

While we don't ever plan on moving again, we have discussed removing this 1972 ranch and building a custom home that would match our surroundings. My Dad was Navy. Then my Dad was civilian. Then my Dad went back to school. Then we settled down in the place where they've lived for the last 26 years. But I think I first moved the day after I was born, and I lived in about six different states by the time I was in junior high. I think DH moved even more-- he moved about every two years, sometimes to different states, sometimes to other countries.

DH and I have been pretty stable. We were in Fort Worth for the first six years of marriage while we worked on our degrees. Then we relocated to our current town. There were two houses, a church, and a bank for sale to choose from at the time. We were fortunate we got an excellent house. :) We stayed there for four years, and then bought our current house a few blocks away, which was even more awesome. Halloween will be our six-year anniversary of being in our new house.

DH's job is tied to our area, and he's not in a profession that encourages bouncing around from one firm to another. We'll be in our county until he retires--- so since we're not going anywhere, we've bought our rentals here, which is another tie to the area. --96.46.xxx.xx

My big move was from Indiana to NJ for a job upon getting out of school. Lived in Indiana for 26 years, then Jersey for 19 years and my current residence here in PA for 15 years. Heck I'm still in the same place I moved to when I moved out of my parents house.

I hate moving, I figure I have one more move in me when I build a house for myself.

Real Estate is a people business. Moving severs all of those ties. It's hard to build a good business if you have to rebuild it from the ground up every few years. The internet and cell phones have made it much easier to do landlording remotely but there are some things that require face time. It pays to be close to your rentals.

If you sell your RE and buy others where you are moving to, you lose a big chunk in taxes (if you don't do 1031) and commissions. --73.34.xxx.xx

We were also a military family, so I will only say the moves as LLs. Our home in FL became a rental during our last assignment overseas. Upon return the new assignment was in TX, first on-base and then 13 years off-base when DH retired and went overseas again as an American contractor. 2 years in a condo where we learned to hate the outrageous rules and the people making them, and now again in a private home where DH is happy to mow and upkeep. I bought 6 rentals in TX (3 now sold) and 2 condos in the Dominican Republic (1 now rented). My only moves now are between the Caribbean and my home base.

But, in a totally suprising move, my DH who never lifted a finger or a dollar toward my rental properties, has now caught the "property fever" and has bought one property himself and is looking for another! This is the man who mocked me out and told me I would lose all my money doing rentals. He watched me sell 3 of my 6 and fund my accts. Now after 15 years he is doing the same. I've lost count. I'm a serial flipper, but we live in the houses as we improve them. Then sell after about four years, sometimes just one year.

Moving is hard work, but it's just work.

We had kids, and would stay in the school district, and initially they were in private school. And we spent summers on Cape Cod for decades, we've owned that house since 1989. Now I can't sell that house because the kids would kill me.

Selling off stock now that my husband is retiring. My wish is that we only lived in one house, but we chased the weather, so it's Cape Cod and Florida.

So, I "am" a rolling stone. At least there's a couple of us.

Roy, I don't remember the Schooner Inn specifically but do remember State St in the 70's when SB was the cool place to be. I looked it up though, it is now the "Hotel Santa Barbara" a 4 Star boutique hotel with rooms that start at over $200 a night! LOL. It's probably been five years since I was in SB. It is very upscale, State St is like Rodeo Drive now. And Sterns Wharf is all tourist fish restaurants.

Hippd - not sure you'd recognise Huntington Beach. I used to enjoy the coast and the sailing and surfing. But surfers turned nasty in recent years and the waves got more crowded than the 405 at rush hour, which btw was from 6 am to 8pm when we left. And sailing requires time and money, you can either sail or work. :-(

I think having my car broken into twice and finding a drunk passed out in the yard of my beach house was kind of our turning point. The city just wore thin. I don't miss SoCal at all, the traffic, the noise, the often nasty self centered people. I'm over it.

I think maybe I keep trying to find paradise, and the darn human infestation keeps following and ruining it. I like where we are, and have a great business from Oct to May. But no more summers!

Jane B, When I first immigrated,I came to Canada,stayed there for two years.Could've done worse than stay there .Brockville on the cusp of The Thousand Islands. In the St.Lawrence River.watch the big ships that ply the Great Lakes in Summer ,skedaddle back to whense they came coming up in a few weeks,before the Lakes Freeze over. There are also many Summer Retreats within a sixty mile area. And Ice Hockey,You won't miss the Bruins at all,Eh! Kurt Mueller comes from Kingston area. Husband would like to move south preferably Florida. I'm not sure as I've lived in the calm Midwest all my life.

We've lived in our starter home for 15 years and I like it. The area, neighbors and schools are very nice.

We have four kids and need to stay in a good school district. We have a child with special needs, so it's hard to know what were getting into. I've heard Florida public schools are not great.

Think we will wait until our rentals recover a bit, and the most of the kids have graduated. --107.77.xx.xx

I have kept a house near the hospital I was born in a few years ago, it is an unusual city lot deep enough to have 6 boats in a row without taking up much driveway, This was supposed to be my parents house because everything is on one floor and 27 years ago my mother wanted to give up climbing steps to sleep and the other steps for laundry, close to my cousin whom my parents both spent much of their youth, I had married and moved 15 miles from my parents but unsettled marriage got me to spent time at this place when my parents were at their summer house near family farms mid state, I went to the farms in the winter time close to Ohio State and fooled around in biology, working on motorcycles and boats I had hidden in the barns, one of my fathers co-workers decided to sell his ranch home and my mother was packing before my father saw the mechanicals stuff - I was working only part-time since a medical leave from a large company, with 7 kids I needed some stability for them-schools, (not counting the pets) they had dragged along many friends. At this house I reworked the second story with builtin furniture and a bathroom (4 girls) before harvest season. Following spring planting I replaced the plumbing, hvac, electrical stuff at my folks ranch and I ended up between here, the rapidly expanding clinic properties and farmville, time flies when you get over 35 but here I am using the same address in the city, I bring fresh veggies to my neighbors, my stepsons old girlfriend lives in on of my shacks near the church-school at the end of our street I took this foreclosure disaster from a 1 1/2 bd to a 3bd 2ba place with help from my step daughters now old boyfriend but we let him live there while he was getting good grades in college and he surprised us by taking care of my aging parents while I traveled out of state often, he cornered the visiting nurses stealing my mothers jewelry, life goes even faster over 45. --76.188.xxx.xxx

My folks built a new house as I was entering school and lived in it until we all finished HS.

I moved away to go to college. Met DH and stayed in the college town. We moved into one house in 1994, bought the current house in 2000 to become a rental and decided we liked it better than the house we were living in. So we moved into it. Now, we are doing some much needed repairs and rehabs in this 1923 built home.

We plan to live here until we retire from our W-2 jobs at the U. That retirement is 18 - 20 years away, in part because we like the jobs and they have a good pension and healthcare program. Meanwhile, we will enjoy the house we live in unless someone offers me A LOT of cash to move.

Once we retire, who knows! Maybe move to where the grandkids are? Maybe stay here and just go visit the grands regularly. --131.151.xx.xx
