I wish I had started in multi-family earlier in my life (I will be 61 this year!). We had dabbled in SFH on and off through the years but buying the apartment building was a huge step forward for us in time and LT commitment.

I wish I had focused earlier on what was best for ME in my life instead of my career. As a nurse, I feel like I have worked hard for 30+ years making OTHER PEOPLE rich.

But I am also old and wise enough to know that sometimes we do things at a given pace because that is all we can handle at that time, so I am not too hard on myself. I also appreciate what nursing has taught me. I can't tell you how many times I have had to call someone up to tell them their mother has died. After that, enforcing lease rules or serving notice for non-payment of rent is not hard. I feel for the young landlords who anguish over enforcing limits. 3-beds (or whatever your personal weakness is) are nice, but don't go crazy over pursuing them.

It's okay if this bargain doesn't work out. There will always be another bargain. It may be next week, a few months, or next year-- don't spread yourself too thin trying to pin everything down.

I think about this all the time. When I was 25(cough... 20 years ago) I purchased a 2 family in Jersey and sold it 2 years later netting 70k!!. I was 27 and instead of investing that money I traveled and I traveled and I traveled until I hit California years later living in my car and couches/Econo lodges.

Once in California I put a down payment on a condo in Huntington Beach in the early 2000's with what was left and stayed there for 4 years. I then left California with 110k net tax free after that sale. I thought wow this real estate stuff is pretty easy =) So what do I do, sigh...traveled for years Again instead of once again not investing that money.

Now I'm closing in on 45 years old and I just don't have the motivation I had in my 20's, 30's. I sit and contemplate was all the traveling, concerts, islands, partying, women worth it instead of being financial set now. I don't know but I sure did have fun, that's for sure.

It's tough to say because I wouldn't do all those fun things now, plus it's wayyyyy more expensive now to do what I did. I feel upset that I am not furthur along with my empire because I have/had a lot of talent. I could of been anything I set my mind to.

Did I waste it? Yea kinda, but heck I have so many stories. Stories don't pay the bills though. It's a constant battle in my head to keep moving forward thinking I am so old but I'm not. Also everyone is dying around me so I know that pretty much I got one generation left before I go.

This Winter I'm going back to Jersey to visit what family I have left(just mom and bro left) and stay with them while collecting rents and do some soul searching with the aid of some mushrooms. I plan to come back even stronger next year so by 50 I can enjoy life more instead of always being a nervous wreck that no one can see but me. --74.132.xxx.xxx

I would of listened to my parents 20 years ago when they wanted me to buy the duplex down the road from my house for $85k, it's worth $200 k right now and rents for $1050 each side. I wouldn't of sold my personal house 24 years ago when I wanted to move on up, I should of kept it as a rental. I should of held my personal house 15 years ago when I was ready to move on up again, sold it for $ 93, it's worth $ 165 today... I wanted nothing to do with rentals at that time. Buying those POS building in Asbury Park wold have made me a zillion-aire today.

Of course there was that pesky 30+ year waiting period, more desolation and 4 failed "re-births" in the area.

Research, research, research. Don't believe what the salesman is trying to tell you. Get ten educated opinions of what you want to do. Feel obligated to no one but yourself and family. If someone makes you feel obligated, run away.

Use cash to buy, and multiply your gains from there. Debt is a NO!

Get on this forum from the beginning, go to the local landlord meetings. Set goals for your life at six month to one year intervals.

Keep flipping when the market is good to flip. Even though you will get tired, you will have time to rest when the market changes- which WILL happen!

If it's not good enough, keep looking. You will find what you are looking for if you are diligent.

Stop for a food break more often, when my dad helped me I was always thinking I have to stop every 3-4 hours to feed him, many days turned into nights before I had lunch at 8-9PM, I have done it several times since but my hangover happens more often and I lose a half day following a -long day-, I am feeling the years a little now - used to push a 4 ton heat pump up the ladder but now I have to buy smaller places that only use a 2 or 2.5ton unit, no more packaged roof units on the ladder... --76.188.xxx.xxx

NE, From my perspective up here in Southern Connecticut.My innermost thoughts would be to congratulate all of you on your achievements.NE, I don't think I would change a thing.I hit the shores of North America Pier90 on the West side of New York City back in the mid 50s with 20£ Sterling about 40$ in a old beat up wallet.visited with my Aunt Rose on Briggs Ave in the Bronx.Enjoyed the reunion and meeting all her friends,going to Irish Dances and Ceilidhes. Had a great time. The trip over the Broad Atlantic was also the experience of a lifetime,the ship we came on was one of the last Cunard Crossings.Was the end of an Era. Bought my first house the first year after I arrived, couldn't see paying $100 a month rent, never paid rent before in my life, why should I start now? I did make a mistake while in New York on the West Side somewhere around 11 th Avenue after leaving the Ship ,There was a bunch of $100 bills lying on the side walk, said to myself, I'll start picking it up after I have a sandwich.Big mistake, Back home they said "the sidewalks of new York were paved with gold" You know NE they were wrong! They were pretty accurate in a lot of things they taught me, I'm not Presbyterian, but I acquired many of their ways growing up in Northern Ireland for which I am eternally grateful. I'm getting older now and I don't want to do anything anymore,very lazy. But I wouldn't change a thing, from your postings, most of you are mere children, so you're still going to have a great life, just like Jimmy Stewart! Charlie....... ..... .....Oh! I would tell my younger self "Don't take it personal!" I would get so frustrated being good to a tenant for them to just up and leave--owing. ITS A BUSINESS! Keep it at that distance and don't let it make you hard. Keep a reserve by all means, then you don't have to cringe when the phone rings scared of what's broken now. AND PRAY ALOT. The good Lord will give you a good tenant and the money (not always oodles of it) but enough to handle problems as they come. IF you Pray, believe and just wait! good enough protection on your properties so that the Environmental Protection Agency can't cost you more than your property is worth.

It may not seem like a big problem until you become debt-free everything. Then you need to fight and defend even properties that might not be worse what to EPA costs you.

Never take title in your own name, and if you do, make changes immediately. As soon as your pretender lender will let you, or even if they don't.

Cover your assets, and cover your ass!

If you are purchasing programs don't spend more on any program anyone selling then it will cost you to get to their seminar by airfare.

This was infinite wisdom put out by Jack Miller, I attended his classes for more than 20 years and probably bought $10,000 worth of items. Probably brought 30 or 40 people from my local area, to enhance their abilities to better invest and make more for themselves.

Avoid sharks in the late-night folks that want your credit cards and all of your money.

Today I am debt-free, and even now I am still learning after 40 years in the business.

I want to add also that I'm going strong and loving what I do and always taking the time to help other people do better for themselves, going to dinner helping them and showing them what corners to turn and what mistakes not to make and telling them why.

Always reach out and always help, and you will have an feel very very good about yourself.

These are just that few of the things that I would tell my younger self.

Our success breeds from us helping others succeed. Share share share. Wisdom can be infinite and it's our job to share.

Much like Hippd, the nice sums of money that came across my path when I was young was used for travel. I also bought my share of expensive toys. I did have the foresight to buy my first home at 28, and two other properties many years later.

I would tell my younger self: delay most of the travel and toys and learn the real estate market so you can buy a piece of real estate every two years, along with maxing out your 401K. That way you can retire relatively young and enjoy life on your terms #delayedgratification.

It is nice to watch PBS or read a book and say "I have been there before" but it would be much nicer to be financially secure right now (at age 56). Instead I'm pursuing real estate investment with a vengeance, at a time when my patience and energy are low. I'm paying now for my good timing back then. --199.83.xx.xx

8 months after my hubby died, a man who wanted to marry me when I was 18 lost his wife and we dated again for 6 months. At 18, I left him because he lied to his hardworking parents to buy golf clubs instead of paying rent. He was just not honest. In my twenties. Fortunately, in those days you didn't know 50,000 in debt when you graduated. Anyway, with my experience of several years senior and looking back, I wished I would've gotten a two-year degree in either business management are marketing and got into real estate. I am absolutely certain that I would be a multimillionaire having approximately 2 to 4,000,000 bucks. Plus, I would've enjoyed life more in real estate than I did in engineering. Also I have a better attitude and ability to be successful in real estate than I did in engineering. I am currently switching from one real estate career to another one which means, full time as a real estate investor. I am a senior but I have no desire to quit work and feel very excited to take on this new career which I know will be very emotional and monetary rewarding. I only wish one when I was a young guy. I had some love, such as my grandfather, to telling me I was a fool to get a degree in engineering, anyway I am older now When I had the background in the family background to get into real estate, which would've been a lot more fun and a whole lot more rewarding.. I'm older now but I'm still going to do what I should've done many years ago and get full time at real estate investing in a consider it very exciting

We haven't done half bad, in fact we've done REALLY good, even tho we didn't get started until we were in our forties, over twenty years ago. I worked like mad to pay our primary house mortgage off, and then we cashed out on it again and built two houses on land I had, in the meantime, purchased with cash. A third house was later built on that same piece of property. My husband didn't even know I had bought it until I knew it was time to build. We were so scared we actually put up a For Sale sign on one of the houses when it was under construction. Over the years we have accumulated a total of 26 properties, 18 of which are paid for (with a remaining 2 4-plexs we still have small mortgages on. If I could time travel and visit myself when we were bound and determined to purchase our first home, I'd say: Hang on!! Don't purchase a SFH that you have set your heart on!! There's another better option - purchase a duplex instead and rent the other side out! Looking back, I would have started into the rental property business earlier, I would have started paying things off even sooner, and I would have said YES to several incredible deals that slipped thru my fingers when I was just a little too scared. Keep in mind, the older we get the more careful we have to be with our decisions. When you're young you still have time to recover from a financial mistake, not so when you are older. And you never know what the future may hold either. My husband was diagnosed with the early stages of Alzheimer's several years ago, so now I run our business myself. My goal is to finish paying off the properties as soon as possible while still providing a living for us.
