State Specific Question About: MAINE (ME)

My current property is being sold and I need to move back to my house which is rented to a tenant on a m-t-m lease. I know I have to provide a written 30 day notice. Does it have to be served on the first of the month in Maine, or can it be served any day which starts the clock from that date forward? --172.101.xx.xxx

I don't know ME laws but in NY it is for the NEXT month (so if you served today - it would end September 30 - If you served in September - it would be for October, etc).

If you are sure about the 30 days - why not just serve them now regardless and just give them until the end of the following month (or whenever it is that you want to move in)?

I never really fully understood why people WAIT until the last day to tell someone "I need you to vacate". I tell them as soon as I can. Just like I would hope/expect that the tenant doesn't wait to tell me on 9/1 that they will be moving out on 9/30. Really? You JUST found out that you were moving? BULL! --69.201.xx.xxx

CJL, I haven't notified the tenant yet as I am waiting for the results of the home inspection at the property that is being sold. I have every intention of telling them ASAP, when it's 100% certain that my sale will be going forward. I do not wish to find myself homeless. While I understand what you're saying, you should understand why things are being done in this manner before judging and forming such a brash opinion. Thank you.

Lila, that is a good question. Hopefully, someone will be able to cite you to the correct law.

Many states, if you give written notice personally today, the notice would be effective on Sept 30. Other states, the notice would be effective on September 25, that is, thirty days later. I don't know what Maine does.

Section 6002 does not specify, which would lead me to suspect that the notice does NOT have to coincide with a calendar month. But when I lived in ME, I was not a LL and I never researched this issue.
