I paid $276 to relearn a lesson. I called an electrician because the outlet used to plug in the garage door opener has not worked for years.

An extension cord that use to be plugged into the outlet in the garage, has for years been plugged into the hall by the garage, because the garage outlet did not work. I called an electrical to fix the problem and install and outlet closer to the garage door opener so no extension cord would be needed.

Well the reason the garage outlet did not work is because the GFI??? switch in the bathroom upstairs needed to be reset. I know about outlets and reseting the GFI switch. Instead I paid an electrician $276 to remind me of it.

Well at least no more extension corded need for the garage door opener. What other lessons did you learn over time? I have paid an electrician l good money to switch an circuit breaker after an electrical storm, to get the power back on. What lessons have you learn over time? --108.48.xx.xxx

Two lessons both relating to furnaces. Had the HVAC guy out because tenants said furnace wouldn't turn on. Paid service call to find out that the switch on the furnace had accidentally been turned off. Another time at another house the problem was that the thermostat batteries were dead.

I had an electric hot water heater that would trip the breaker random times, no lightning or extra users at the house needed, after a lot of research I found the cup below the wiring entry holds water shorting out the wires only when someone didnt close the shower curtain all the way - water was mostly dried up and hard to see with the vanity box right there, I changed the tank once but still using the original at home... --76.188.xxx.xxx

I learned that when things don't make sense, I should listen to a government agency or Uncle Sam. They often never refund ill gotten fines until a law suit is filed against them. I learned that a double breaker can shut off and still look like it's on.

Years ago in my own house my wall oven stopped working. I checked the breaker box; yep the breakers were all "on". Called an electrician who asked to look at the box. Oh, I already checked I said. He flipped the breaker off and back on and, of course, the oven worked.

That was my $65 lesson. At least it was before we started buying rental houses.

Buy cheap led lightbulbs when I find on sale for less than $2 a piece or else buy by the case on ebay. Saving tenants money is a good thing as the price point has been met for led bulbs, and more importantly - the long lasting bulbs save me missing globes and light hardware as well as burnouts. The tenants don't remove the globe and lose it because the light bulb doesn't burn out as fast --152.208.xx.xx

Jason [PA] - That is great idea. Thank you! I have avoided buying LED's because of the higher cost. Now days, they aren't that much more. Especially if you figure in the cost of lost globes. Every. Single. Tenant. It's nuts!

My lesson (and sadly, I've had to learn it a few times), if the ac doesn't cool, check the air filter BEFORE calling the HVAC guy. 9/10 times, it's just clogged filter. --98.175.xxx.xxx

People lie.

Applicants, residents, contractors...

Not being cynical - being realistic. I still don't want to believe it but it's true. Cut down the disappointments and trouble once we learned to verify everything.

Either I am now more aware of the lying or people are lying more then before.

Don't fret over it, it is what it is, the new norm, just protect yourself with good paperwork and background checks.

My lesson from calling the electrician occurred at a house I had just bought. The socket in the living room didn't work once I took possession of the property, although it was perfectly fine when I inspected the property. Upon inspection, the electrician showed me that the socket was controlled by two wall switches on opposite sides of the room. My daughter had flipped switches when trying to turn on a light (thus turning off the socket). Boy did I feel dumb. --100.6.xx.xx

Wlima should get the award on this thread --> Water always wins <-- folks there is the statement that is the reason I always replace or repair every water valve I can find and then I label it, most times I move them all into a place where they can be turned off when water is trying to win.

And used water is not much different, when nobody is living there cut the wall and replace the stuff, next time you need to snake you will not be biting your nails or walking in circles hoping that rubber band clamp stays in place causing more water to leak 3 weeks after the drain cleaner is down the road... --76.188.xxx.xxx

I know alot of you guys have a "no tools in the car" philosophy. Frankly, I'ld be broke if I tried that. Nobody will enter my places in the hood for less than $125.

So I keep a volt meter and a toilet snake in the car. They have saved me too many times. The last time was last winter ....

Walked into a vacancy and the property was 32 degrees. The soda I left on the counter had ICE in it! go into the basement ... pilot "on" but furnace is not firing. Couple phone calls to 2 plumbers: "I can't get there until tonight, but I'll walk you thru a couple checks over the phone". Turned out the thermal switch was bad. Simply by-passed it and the furnace fired right up. Brought the old one to the supply house ... replaced it. Saved the house from a freeze-up and saved $125 for 1/2 hour job.

So my lesson is "keep a few tools in the car ... learn as you go". --73.249.xxx.xxx
