State Specific Question About: CALIFORNIA (CA)
A couple is moving out at the end of month, and a young couple want to take over the lease. The current tenant live in the unit about 4 years.
Base on the new couple applications: husband is leaving current job at the end of this week, and he will start a new job in the middle of September. His current job history is about 15 month, and both current and new jobs pay around $3500. Wife is a waitress and half of her income of $2000 is from tips. Each applicant has $25K student loan with $270 monthly payment, and wife has a $300 car payment and $102 credit card monthly payment.
Would you accept these new applicants? They both have 700 FICO. I asked for 3 month of bank statements and proof of new job. Husband said he has $13K in bank account.
The new couple is taking over the lease, but they requested new carpet replacement. Do I increase rent (new carpet area about $680) and signed an one year lease?
How do you deal with new occupants taking over an existing lease? Do you accept any applicant who just starting a new job which is less than 6 month?

I don't fully understand "taking over the lease" Do they live there now? If they are NEW then it's a brand new lease. Regarding the carpet, is it shot or still acceptable? The carpet decision should have been made before you decided to rent to any tents. The $13,000 if verified is a big plus after checking with their REAL verified landlord. --108.196.xxx.xxx |

The young couple just got married. They are living with parents, so no rental history to verify.
Carpet is dirty, but in good condition.
The current tenant is moving out, and he told us his friends (the young couple) want to move in the unit right after they move out, and they want to have the current rent rate which is $50 lower than the market rent.

So two married adults with possibly questionable job history have never had their own place, at least not one that they would like you to know about. They would like to take over another tenant's lease because it is under market rent? Perhaps they think that is some " tenant loophole" that stops you from just listing at at full market rent? In addition, they would like the carpet replaced. It must be nice to live in their world. . On the plus side- they do seem to have decent credit and they haven't mentioned the emotional support pit bull.....not yet anyway. I would rip out the carpet and replace with something more durable. We have been using those indoor/ outdoor ceramic slabs that look like hardwood. Build the cost into the NEW rent price with the NEW lease. Sorry if I seem a bit sour, been dealing with way too many applicants who try to tell me how I should bend the rules and lower the prices to cater to their financial situations. These are usually adults with questionable job history who all claim to still be living with Mom and Dad. Just remember that the most powerful word in the English language is NO. --71.10.xxx.x |

Remove the carpet if possible, do you see a pattern here with new carpet? The new folks are wanting the whole cake/icing and the ice cream too for a severe discount, that is because it is too costly already for them == next batter.... --76.188.xxx.xxx |

If the carpet is dirty then rent a Rug Doctor carpet cleaning machine or have a carpet cleaning company clean the carpet. The present tenants should have had the carpet cleaned. If they want a new carpet then amortize the cost of the carpet over five years then charge a higher rent to cover the cost of replacing a good carpet. Usually after a few cleanings the present carpet will come up clean. Everyone wants improvements but are they willing to pay a higher rent. --74.220.xxx.xxx |

NO
I would say "thank you for the reference". Charge them what you want - and if YOU determine that the carpet should be replaced then do it. If you can clean it then clean it.
As the others stated - seems like they want a $50 discount (or more) but new things. Yeah - NO.
The one thing that I may have missed is what your rent is. Everything else is good from what you are stating here (less the fact that you haven't confirmed everything) - so unless your rent is more than $1600 I think you are good (unless you accept less than 3X the rent). --69.201.xx.xxx |
