Use Postlets. Your ad will be sent to Zillow, Trulia and HotPads.
Less chance of ads being "stolen" as they are on craigslist.
Many people do use craigslist but in my neck of the woods ad stealing seems rampant and there is no longer any control over ads being repeated by apartment complexes over and over again, sometimes 10 times in one day.

Never CL. Hundreds of low-lifes will flood you. I avoid the time and srtess to weed them out. I advertise to where my tenant market is. My low-income working class properties are advertised in gas station type "tiger-marts," coin-op laundries, and the personnel depts of the local factories and warehouses. My high end rentals I advertise at the university, the local hospitals and clinics, etc. You get better applicants, they have jobs. --108.87.xx.xxx |

When placing a ad on website there is more flexibility then in newspaper ad. First off one can indicate that all adult are required to bring back completely filled out rental applications along providing identification. All the utilities must be in the residents name before moving in. Problem tenants are looking for rental housing providers who hand out keys without running thorough credit checks on all adult applicants. Once they are aware that one is running thorough credit checks on all adult applicants they never respond. There is no loss if there is no charge for ad on a internet sites. Most areas the economy is improving where problem tenants are finding more difficult to start another eviction along with trashing out rental units. "Paper" readership is way down.
We advertise everywhere and constantly. We even have a float in 4 local parades.
I would stand on the corner in a gorilla suit if I thought it would make a difference.
In addition to those mentioned we have accumulated a large email list and a large text list. Those go out each Friday.
We also market to existing residents to keep them in the fold when they want to move on, up, or down, plus referral fee for their friends.
FB has an inexpensive way to BOOST your ad to specified zip codes, age groups, pet owners...I got 20,000 views for a few dollars.

I do not list anything on-line. No Craig's List, no Face Book, no Zillow. Because my problem is not in finding potential applicants -- it is in finding QUALIFIED applicants. On-line, I get huge numbers of worthless applicants: people with evictions up the wazoo, people with 300 credit scores, people with numerous arrests, people who might be able to get the first month's rent but who won't be able to pay the second month, ... I don't want my voice mail and my email to be overflowing with calls and emails from people who I do not want to deal with!!
The local newspapers are too expensive for the results they deliver. Even the throw-away papers (Thrifty Nickel, PennySaver types) are not very effective, in my experience. The Spanish language PennySavers might be effective, but "no hablo Espanol." So what is the point in my advertising in Spanish language papers?
I mostly use word of mouth, referrals from existing (and former) tenants. And my tenants know that I pay referral fees.
I have an 8 ft by 3 ft banner that I can hang up on the front of the house that is available. I have yard signs. But mostly what I have are good relations with current and past tenants!
