I posted here before about out of state prospect. Jon, rental history, emergency contact all out of state. Everything is strange to me.

1. Employer (daycare boss), landlord all have same last name. I mentioned to the boss, but she said it is common name.

2. I searched day care address in the neighborhood 10 to 20k neighborhood, but the boss said prospect is secretary and teacher and does a lot and makes 62k, same as on the application.

3. Applicant phone number is the same and only emergency contact boyfriend number.

4. Credit is bad because of identity theft.

5. she contact me with area code number. She said she get good deal while on vacation 2000 miles away .

6. I searched current address and is it not under the "landlord" name.

None of above make sense to me. What else can we ask? I think she can provide pay stub and lease if we ask, but I am not going to trust that either.

How do we reject if we suspect people fake job, income and rental history?

When I have doubts about pay stubs, I ask for past 3 months bank statements and a copy of last years Federal Income taxes. It is much harder to fake all those documents, and a scammer probably wouldn't go to that much effort and will just go find some other sucker land lord who doesn't screen as well.

Do not process her application until you have all documentation needed AND the app fee is paid. Meanwhile, keep advertising and find a tenant who qualifies better.

If she gets you all the documents, be sure to pull her credit. If her ID was stolen, there should be a fraud alert on her report. If there's no fraud alert, reject automatically for poor credit. --173.19.xx.xxx

They can change the number and print tax return again if they use software.

If one runs a Equifax and Trans Union credit reports there may a few rental places that come up on the credit reports then check out those rental places which are not listed on the rental applications. One applicant told me he never lived in town where checked out that place. He left the faucet running which destroyed the ceiling in the store below. So don't be surprised what one will find out. Had one call today where they deleted the call display on the phone which is already a indication they are going to try to hide something. They will tell anything. Do not hand the keys through the gates of hell. If they refuse to bring completely filled out rental applications on all adults then let them walk. Have you ever considered joining a landlords association where there are listings on this site or Google to find some near the rentals. --74.220.xxx.xxx

But when this came up before, you decided that you were not going to take someone from out of state. That was supposed to be the end of it! It was suggested that you just add it to your criteria that you don't take people that work in a different state.

You also mentioned that they had bad credit and so on!

So why are you now STILL trying to figure out what questions to ask them!?

This applicant sounds like trouble.

My first look during screening is always the credit report. If they don't pass that step, I print out the letter provided and mail it to them. If they call, I do not answer their call. If they text, I tell them I have put something in the mail for them. End of conversation. I never get into asking for documents unless their credit is good but I still have questions.

We try to do credit check last because credit score is hard to understand. Some people with no rental history may have ok credit score while other with rental may have low credit score. We prefer people with some rental history. --97.91.xxx.xxx

It was recommended to you specifically to tell her that she was not approved and to stop talking/texting with her. And, if you really WANTED to give a reason (which is completely optional -- many would say to NOT even do that), then to tell her that you don't accept people working in another state due to legal issues involved if something goes wrong.

End of story. Stop talking to them! You rejected them! It's over! Why are you now asking what MORE questions you should be asking them? You shouldn't be asking them anything -- because you rejected them.

As others have said---you talked about this issue in a past post and were told then to reject due to out of state information--you were also advised to STOP talking to these types of renters and BLOCK their # and not to respond. period. done.

That's how I do it too, although first I do the county eviction check because it's free. Then I do credit.

It isn't worth it to me to go on a wild goose chase checking references when 90% of applicants will fail on those first two checks. --50.89.xxx.xxx

Found always had a better relationship with tenants who had a credit score above the 600 range where those in low range usually will always moving every two or three months. Unpaid utilities and unpaid rent go hand in hand together. If someone can not pay a hundred dollar hydro electric bill or natural gas bill then how can they pay rent. If they are just out of school then starting a new job they may not have a rental history. The way people pay bills is the way they pay rent. Often they use up every cell phone, satellite company where everything ends. Remember to run thorough credit checks on all adult applicants. A preliminary check on the rental application to make the place of employment exists by looking in the phone book or Google. Sometimes it is possible to run reverse phone number check. A rental application with too many blanks usually means they are hiding something. Had one this said they were going to take to human rights where gave them the phone numbers of Equifax and Trans Union where told them they could re apply if they fixed there credit. There were too many judgements on the credit reports where they would never fix there credit. You do not have run a cell phone bill where it is possible to buy phone card for long distance. Often before viewing they are told that all adult applicants are required to bring back completely filled out provided rental applications. A few times applicants deliberately filled out my application as if they couldn't read or write English. No giving complete answers or the wrong ones. This was a ploy to theirs to claim discrimination.

So when I responded to the applicant I mailed back to them their screening fee check with a letter, "application incomplete and impossible to process".

I kept the original so when "Housing" or "a renters attorney" contacted me, I simply said I need a notarized signed permission to discuss the applicants personal information with them.

This put and end to any screening problem..... Because a person who can't complete a simple form (application) won't be able to help themselves in a crisis. --108.23.xx.xxx

The problem isn't you asking for advice here -- we all do that and are happy to answer questions.

The problem is that you are often given excellent advice by very experienced landlords -- and then you seem to ignore the advice.

In this case, you asked, got good advice, ignored it, and then asked the same question over again in another thread. Then you got the same advice again -- and still seem to be trying to avoid it if you can.

So, again, the problem isn't you asking for advice -- the problem is ignoring that advice and then wondering why you keep having issues.
