Do yall provide curtains in your properties? If so, how often do tenants change them out? Do you get the originals back?

Probably an odd question, but I do have a reason. I typically do not provide them. I hang the cheaper mini-blinds, but that's it for window treatments. It seems that the tenants will then nail a blanket up for curtains and block the light. The problem with this approach is they hardly ever (like never) use an appropriate hanger. Typically, it's a 16 penny nail or a 4 inch deck screw. Of course this leaves gaping holes in the window frames. I'm just wondering what the rest of you experience on this or ideas on how to handle?

No to curtains. We have never been able to predict ahead of time what type of curtains they will like and refuse to try and guess.

Yes to mini blinds and curtain rods.

We show them how to hang the curtains at lease signing and still end up with broken rods.

We sell them replacements during inspections and offer to hang the curtains for them at that time.

We provide mini-blinds. If a tenant wants curtains, they are supposed to have us install them, and the rods stay at move-out.

I provide mini blinds and curtain rods mostly. They have to use the rods provided, that way I don't get all these holes from different rods. There is one unit that the tenant left curtains she made and they were used by the next tenant and the one after that. ( 5 years now)

But I think curtains and the colors and styles are a decorating preference. That said if you find the tenants just put up sheets and blankets, you may want to provide them, give the option to take them down before they move in and you can store them for the next tenant. The rods are still there so you won't get nails. Still provide the blinds. --108.4.xxx.xxx

I HATE miniblinds. Most of my windows have the brackets and if tenants want to purchase the blinds, fine. I don't take them down and I don't clean them. If they are ruined beyond use, I just toss them and don't replace.

I have curtain rods and I hang cheap curtains. 9 out of 10 tenants don't touch them and they're there when they move out. I sometimes wash them - sometimes toss them and replace. I buy them on discount tables at discount stores (which means they are about $2/$3 a set or at yard sales for less than that.

I have lower end units that would end up with the sheets and black trash bags.

Bali blinds from Home Depot. Bali Grab and Go(5-10 bucks) for cheapo places, Bali Premium Vinyl(20ish dollars) for better places. Bali Aluminum(20-30 bucks) when I have odd lengths or want a room darker. I do not care for the vinyl blinds at Lowes. I do not like the style.

Also if you have windows that are so banged up in the corners from 20 different sets of plastic brackets go the premium vinyl route. They have metal brackets that you can put over a large area making install very easy. --74.132.xxx.xxx

We use to. Ten years ago expected by tenants, rods and curtains. Not any more. Blinds. Sometimes wood, or roll up shades in the fancy wood style. Lower in white mini, sometimes the metal. A few houses have Roman shades. --66.87.xx.xxx

I provide blinds on windows and usually change them at turnover time.

I have mini blinds and curtain rods on ALL windows.

I will put sheers and/or curtains on the living room window to "dress it up" at showing.

Then I put curtains on various other windows sometimes because I have sooooo many curtains that tenants have left behind!

They are told at move-in that they don't have to use the curtains on the windows while they live there but that they have to put them back when they move out. --184.52.x.xx

I sometimes hang curtains. Bought a bunch of sheers with a nice pattern when the Family Dollar was getting rid of these (ran all over town to pick these up for future use). They were down to $1.25 each.

I felt sorry for a couple of young tenants and picked up some room darkening curtains to help with their energy costs.

When they got evicted recently for falling behind in rent for 2 months, they "thanked" me by taking all my curtains.

I must be the only oddball here - we use roller shades. Medium quality, room-darkening in the bedrooms. Tenants love them.

Blinds on all windows

I tell tenants they may put up curtain rods however they stay with the property. In the lease it states if they remove curtain rods it's $40.00 charge per window. (patching and paint charge)

Some have taken the rods and they were charged. they left only the hooks but not the rod (charge of 15.00 for the rod)

I have left curtains in the past, but no more. They ask to have them removed and I take them at lease signing and note that.

I note on the move in ...blinds on all windows and note all windows that have curtain rods.

I used to not provide for anything....but then I started getting rebel flag curtains and other beach towels. At that point I started putting up mini blinds. I put brackets and curtain rods on all the windows. Protects the frames and walls from novice installation. Make them out of electrical conduit spray-painted, so they're super cheap and durable too.

As far as providing curtains, I've done both. Some tenants leave them up, some swap out for their own. I now usually have a set of yard-sale curtains up in the living room and let them put up the rest themselves. I don't mess with mini-blinds. Cheap ones break too easily and I want the deposit to pay for the other damage done! --12.226.xxx.x

I used to put basic curtains in (not the whole house) but they disappeared. Like another poster, I had s T leave some nice ones so I left them up. Finally they too disappeared.

Yesterday I bought at a yard sale 8 pairs of kitchen curtains - bottom tier and valances/swags. they are cream colored with sunflower edging. None of my kitchens have more than 3 windows - most only 2. All my bathrooms have just one window and these will work there also. I paid $3.00. --72.70.xxx.xxx
