State Specific Question About: OREGON (OR)

My tenant has signed a new month to month lease after the past 1 year lease is up. I have sent a 60 day notice without cause to vacate as my plans have changed for this rental.

The tenant is now enquiring if the carpet and paint was done recently? Are there any requirements in Oregon for periodic carpet and paint between rentals? --134.134.xxx.xx

I am not aware of any state that requires paint and carpet upgrades while tenant continues to live in the property. I am sure if it is worn enough, it would not be unreasonable for tenant to request it. I cannot imagine how that question is relevant after you se4rve tenant with notice to move out. --65.160.xx.x

OP here. My current tenant who has been living for ~14 months is asking this question. This is the tenant that has been served the notice. This is the nightmare tenant who is likely trying for ways to evade the 60day eviction and trying to find ways to sue me. --192.55.xx.xx

My reply from last night disappeared.

My first thought was what you posted - Res may be looking for a way to push back on the notice to vacate, maybe building a case to sue you or justify not paying the last month, etc.

I'm in a situation right now where my vacated res is arguing he should not pay for carpet cleaning because he found something on the internet that says the LL must replace carpet between occupants.

I would not reply to their message.
