How It Works
Rent Court Process/Timeline: Rent Court Process/General Timeline:
1. Tenant fails to pay by the due date.
2. Landlord requests filing of Rent Notice (Failure to Pay Form).
3. Rent Notice filed with the appropriate District Court.
4. Hearing date scheduled 2-4 weeks from the date the rent notice is filed.
5. At the hearing, if the rent amount owed by the tenant is not contested, or the tenant does not appear, a judgment is entered for the landlord.
6. After the hearing you will receive an email notification informing you of the outcome of the hearing.
7. 4 days after the judgment is entered, if payment has not been made, the Warrant of Restitution can be filed (also called Warrant for Eviction - we can file this form for an additional fee of $55.00) and the eviction procedure can begin.
8. Once the Warrant is filed, the sheriff’s office will receive a copy from the court within 1-2 weeks and the sheriff’s office will contact the owner to schedule the date of eviction within 2-4 weeks.
9. The owner will then contact an eviction company to remove the tenant’s property from the home on the date of eviction. The minimum staffing requirements for Prince George’s County are as follows:
10 persons (1 bedroom apartment)
12 persons (2 bedroom apartment)
15 persons (3 bedroom apartment)
20 persons (single family home)
25 persons (businesses)
Folks required seems high....it is a lot higher than in Montgomery county??
