Best to download your local/state tenant laws if they are tenants - you say owner so if you are planning to live there contact the sheriff office, if this is a 1 time problem just hire a flat-fee eviction service, here this cost 350-400, be warned there is no legal service like an eviction - many -think- they understand housing court but ask for a written guarantee of less than 30 day setout before hiring a estate planner or criminal defense lawyer. --76.188.xxx.xxx |

In my state, if this was a foreclosure sheriff sale it's as simple as asking for a writ of assistance for the sheriff to remove them. Ask if this is a possibility.

Good advice above.
Also consider cash for keys, or offer to rent the house to them, or help with their moving arrangements. Sometimes these things go smoother if you offer a solution(carrot) instead of a stick.
