State Specific Question About: COLORADO (CO)
Long-term landlord here who is looking into rental properties in Colorado Springs. Question: Is pet rent common like it is in the DC area? My husband and I disagree on this one. I think it is only common in the east coast. Please advise.

Look up some apt complex websites in your area.
BUT...
know that some offer free pets as a hook to grab interest.
I'd be surprised of any area did not charge for pets. It's an easy extra source of income.
My son rented an apt for a year in Denver, paid pet rent for his doggie.

Apt websites are a quick way to see what is going on in your target area.
A two-minute search showed me complexes charging $150 nonrefundable fee per animal plus $20 – $35 Per animal per month.
If this helps, I charge $150 nonrefundable registration fee per animal plus $35 per animal on the rent and people are fine with that. We rent too many residents with two animals, Bringing in an extra $70 per month per house. People want their animals and are willing to pay for them!
My side comment is to discourage long-distance rentals. Very difficult even with a hired property manager.

Normally we try not to rent to clients w/an animal, However, we decided differently this time. Asked for $300 non-refundable animal fee deposit plus an additional $45 a month & they thought that was great! Happy Happpy Happy --64.130.xxx.xxx |

Fran: Hopefully you didn't call it that on paper actually. To be clear, there is no such things as a "non-refundable deposit." Deposits are refundable by definition. So, you should call things like that a "non-refundable pet FEE", not a "deposit."
Just throwing that out there so that others don't make the mistake. Otherwise, good advice! :)
