I hate to sound old fashioned,...but if the shoe fits,...when using online banking and you see a bank deposit receipt where a tenant has made an 'e-deposit',....what does this mean?
This month, I have had 3 tenants make 'e-deposits' and the problem here is that I can't tell what tenant made what deposit. When I look online at the bank receipt,...no tenant name or address is given. Plus, I have 3 tenants whose rent amount is $600.00. I can tell that 2 of those 3 tenants have paid rent on the due date but the third tenant has not paid rent and I can't tell from these stupid e-deposits receipts who paid rent and who did not pay.

I give all of my tenants pre-printed bank deposit slips which have my business name and account number on them. When they use these slips, there is never a problem since the tenant will write their name or address on the deposit slip. When a tenant runs out deposit slips, they go directly to my bank and make these 'e-deposits' into my account but I can't decipher the receipt that the bank produces since it has no information about the depositor typed on it.
Yes, in the future I will be making the changes in rent amounts that you suggested.

Your bank calling it an e-deposit doesn't tell us anything as that's your bank's proprietary name for that kind of deposit

I use Wells Fargo and they are great about allowing me to click-on the deposit slip. However, with e-deposits, I only get an online bank generated deposit receipt that has no information about who made the deposit.
I am assuming here my tenants are using debit or credit cards to pay rent with and I am glad they are paying rent, but when 3 tenants have the same rent amount, and 2 have paid and the 3rd has not,...I can't tell who that mystery un-paid 3rd tenant is. (I sure would hate to post a P/Q notice on the door of a tenant who has already paid rent on the 1st).
I may have to call each one of these 3 tenants and ask some 'probing questions' as to when they paid their rent this month. I know 2 of them did, but who is the 3rd that has not paid?

Being old fashioned, I have yet to buy a smart phone and begin Texting. Personally, I think Texting is so stupid, however, if Texting will solve my problem here, I will go buy a smart phone and get up to date with the rest of the world.

And the amount thing-would not work for me as I can't remember who pays what amount which would be an annoyance to me, but a good idea just the same. I pay the bank an extra $2.00 monthly for copies of all checks that I write and mail out. These copies come with the statement.
Lately when I pay utility bills, gas and electric, for a vacant apartment by check, I don't get a copy of that check with my other check copies. My statement says it was an electronic payment. Not happy with not seeing that check on the statement that I wrote and mailed.
I have automatic payments from my checking account for my own electric bills and bills come marked "do not pay" so there is no check involved. I just record the amount in my Quicken program. --68.224.xxx.xxx |

Great news,...I am not the only one in the world still using a Flip Phone. I pay Verizon $30.00/month for 750 minutes which is more minutes than I ever use. If I add Texting services, well, my cell phone bill will surely double or triple.
People who type out messages using the tiny cell phone keyboard must have a lot of time on their hands. I much prefer a standard keyboard like the one I am typing on now. I don't even have to look at the keys anymore! Try that with a cell phone.

I tend to have each tenant deposit at a different bank, but, I only have three, and will max out at well under ten properties. Too bad ALL banks and credit unions didn't identify BY NAME from whom the deposit came. One of the small credit unions here did that. Very helpful.

1. I never set the rents the same as another unit. It may be different by only one penny, but it's different. I spell out to the tenant the reason for this, so I know that THEY have deposited the rent. Most comply with no problems.
2. e-deposit typically means they have done their banking from a computer or smart phone without visiting the bank. Most of my tenants either electronically transfer rents, or have them taken out from their paycheck as a direct deposit. Either way, it shows up as an e-deposit for me. --69.80.xx.xx |

All of my 14 rental amounts are in multiples of $25.00. They start at $500, then 525, 550, 575 and top out at 775.
I do make an effort to keep two tenants from having the same rent amount. However, as stated above, 3 of my tenants just happen to be at the $600.00 level. Most of the time, I know which paid one paid when,..but this month I got more e-deposits which got me confused as to whom they originated from.

Hello all, first time poster but long time lurker. I had the exact thing happen to me and I'm pretty sure I have the explanation. It seems that when the tenant went in to pay instead of using the deposit slip the teller simply used the electronic doohicky to credit the deposit. I was told that by one of my tenants. Since many of my children...I mean tenants pay in cash and several pay the same amount I too had to play the match game. Hope this helps.

Some local factories pay employees by loading their "paycheck" onto a paycard (a Visa debit card). Residents can go into the bank to pay their rent without a service charge. e-deposit could be this.
Great example of why we need to maintain good relations with the people at our bank - they can help answer this.
Roy: "Mary, I received a deposit of $600 cash without a name on it. Is this your rent?"
Mary: "Huh?...what?...Um...a...er...oh...yeah! Sure! That's my rent!"
I miss my flip phone. Easy to use. But I get so much more done by texting contractor. As I type this my guy sent before and after pix of the repair he just finished. Even deadbeat resident will immediately text back.

Take a look at Republic Wireless for one - it looks like they have some coverage in Arkansas. A basic unlimited call and text plan is $10 per month plus taxes and fees - topped out at about $13 for this past year.
Read about Republic - they ask that you use wireless as much as possible (home router, usually), and that keeps their costs low.
No flip phones, alas. Nor the type with the keyboard that slid out for texting and then disappeared when not needed. But it only took me a few days to get used to using the smart phone. I must confess that I went to the dark side and just upgraded to a plan with data so that I can pick up tools at yard sales and know if the price being asked is decent. --71.175.xxx.xx |

As for the deposits. Does your bank give out deposit cards? Then you would know which tenant made the deposit. I think charging odd amounts like $600.01 will be a PITA - who's got a penny handy at the bank anymore? Probably not even the bank.
