A final walk through might be useful but I find having the tenant sign a copy of expected cleaning duties at the start of the lease easier and more standardized.
I can just post their door two weeks before the final scheduled move out date with the form that they signed at the beginning so they know what is expected. --72.23.xxx.xxx |

If you walk through with the tenant, you open the door to squabbling. If a mini-blind is busted, do you really want to stand there and argue about it? I would recommend doing it without them. That way you can take your time and think about exactly what you want to charge them for, take pictures, etc. I've done it a couple times with the tenant present and I missed stuff because they were jabbering in my ear. --50.32.xxx.xx |

Michele,
Their move out packet was signed at lease signing. We send them a copy when they give notice. We send a second copy 2 weeks later.
It is clear: when your personal items and trash are totally removed, and you habe cleaned everything on the list,
Lock the house and deliver the keys to The UPS Store mail box. Call or text us when that is done.
We will inspect, take photos, and mail a check for any remaining deposit. Thank you for choosing to fly with us!
No arguing, no ambush, no relatives telling me the law says I have to _____...
If they insist on being there that is usually a good sign. I will accomodate them because it's usually very clean. Smile, be pleasant, and get thru it.

Not here ... they won't accept anything from anyone walking in the door. I used to do some work for a local attorney who had a box.... I could take something in to the counter and they would actually place it in the U.S. Mail pick up bin, it would go to the post office and then be delivered back the next day ... but they wouldn't put it in her box. This is a small local place where they know both of us ... she asked them if they'd accept envelopes from me ... nope - against regulations/rules/whatever. --72.70.xxx.xxx |

Even though no requirement here I heard Jeffrey talk about this at a landlord meeting but forgot when/where, I always ask if I can get a look inside, I dont want to tell them anything at the start - I want to see what --> I <-- need to get fixed up, cracks from settling, pipes seeping causing mildew, how many old light fixtures - then I advise as I leave the best way to the deposit is cleaning everything walls, baseboards, windows, water fixtures, cabinets - just clean them as you empty them and the packing/moveout goes really smooth, I dont want your money -your money- I just want a clean place and the address to send your deposit. --76.188.xxx.xxx |

My state requires that the tenant be allowed to attend the walk thru w/in 5 days after vacancy. My lease allows for a walk thru 5 days b4 they leave so that they can correct any problems. Never had a tenant request the inspection b4 they leave. Only had 2 tenants, in 27 years, do the after vacancy walk thru.
Pa. laws differ by county, so be careful. In Adams county it is not required. I offer it because it's a great defense in court when you sue them or just keep their security deposit.
