Landlord is responsible on multi-family buildings - snow removal, lawn care, exterior cleaning and maintenance.

Campus properties are mowed but no snow removal by management, single family the tenant does the surface stuff we trim the trees - they are liable for any fees or fines related to negligent surface care coming from city/county, lawn mowing costs 295 in the city now on residential lots. --76.188.xxx.xxx

I do my own lawn care, leaves and power washing on my SFH's. My properties have large yards with hills over an acrea each. I do it because I feel nobody would want to take on the lawn care with the size of the lots also probably wouldn't keep it looking the way that I want it. --108.86.xx.xxx

we're lucky here in so calif that rents are so high we can afford to have third parties do yard care. it gives me a second set of eyes and also accepts that most tenants are usually too stupid to do it every week and to properly fix the sprinklers when they break them. i've never had a tenant take good care of a yard...they assign it to their kids, let the place go for weeks...just never works out

same for pool service on pool homes. pool and spa equipment is expensive...they cannot be trusted to use it and maintain it correctly.

i like the shed memo from RentsDue[MA]. i'll be adding that to my lease. i also have a "no working on cars rule" "no storing stuff for more than a week" rule and one for unregistered and inoperable cars...on blocks or not. if they cannot drive it around the block or park it legally on a street...they cannot have it stored on my driveway. --75.80.xx.xxx

We've wanted to use a lawn service for a long time. This year I found a great lawn service at a great price. Our duplexes sit all in a row so they gave me a break on the price. It has improved the looks of our property 100 percent. All the lawns are done at the same time and they look great. I check around and get quotes and then offer the tenants a discounted rate to cut the grass on SFH . When tenants do the weed trimming using a motorized trimmer , they ALWAYS do it wrong and tear off the bark at base of trees . I have lost so many trees that I nurtured.Now I have to place metal around the trunks.

I had 15 rentals , sold off 12 on owner financed with $6-8 K down in this last year I HATE being a Land- Lord past 15 yrs .Tenants are careless SCUM . --74.177.xxx.xx

I can't believe the comments in the story and comments about raising the rents "a little" to cover the cost of lawn cutting. Lawns need to be cut on the average of once a week or 4 or 5 times per month at a cost of about $30 per cutting for a single family house if you get a good deal. This is $120 to $150 per month and does not include trimming beds, bushes and trees. Chemical lawn service is in addition to that.

How do you raise the rents "a little" to cover $150 per month to cut the grass? The tenants won't pay that. A little is $10-$15. $150 is not "a little". The author isn't thinking. Once you start cutting the grass the tenants will expect you to do it forever. Single family and 2 unit residents need to cut their own. There is not enough cash flow for you to do this. Larger units have cash flow to pay for services.

I am down to owning 13 buildings from a high of 37 buildings. I also own a 12000 SF brick commercial office building.I provide a lawnmower and snow shovels and appliances. I hire the trimming done and a yard clean up once or twice a year with the red dyed wood chips installed around the buildings and in the beds.

I have been a landlord for over 30 years and I don't understand the fear of liability from providing tools like a lawnmower and a gas can. Buy enough insurance to replace your building and get a personal umbrella policy in addition to your landlord policy. Good insurance serves you much better than protecting yourself with an LLC to attempt to get out of being responsible when bad things happen. Insurance pays. Trying to get out of being responsible by hiding behind an LLC does not.

Middle class tenants will almost always do what they are supposed to do as required in their lease. Poor tenants will agree to anything to get a place to live and then do whatever they please about caring for your property and paying their bills. Disabled people will generally use their disabilities as an excuse not to cut the grass or to keep their units clean. (I can't. I'm disabled). Yes I do rent to poor people and disabled people. I am just speaking from experience. They require much more of your time and money.

I have put together 11 pages of resources to provide help for my tenants in need so they can get money to pay their rent, food pantries, food stamp cards, medical care, rides and much more. I belong to 5 non-profit boards of directors to help poor people of different types.

We own single family residences and mobile home parks. On the single family units the residents are responsible for yard maintenance. In the mobile home parks we do the common areas and the rv spaces. On the mobile homes which we own the residents do the yard work, we provide the mowers.

Jack's response about middle and low income residents has proven true for us. It is a constant struggle to get the residents in the mobile home park to do what they agree to in the lease. In the 30+ years we have been doing this we have had no liability problems letting residents use our mowers, just bent blades and once in a while a broken crankshaft. --50.159.xxx.xx

When the gardners do the trees, bougendias, they almost always do the whole yard to make money. I only hire them when it needs it.

The tenants are supposed to do it (weeds, grass only).

I let them know if they don't want 2 do it I would raise rent and have it done. They all elected to do it themselves. I provide weed eaters and lawnmowers. Never a problem. Just they don't keep it looking like a gardner would. --184.98.xxx.xx

Again, LL should anticipate this problem in contract and have tenants initials rules and regulations paragraph in Contract as to lawn care. Just have incountered this problem last week with tenants. Pointed to contract and their liability financially to repair lawn and remove furniture on grass. At $400 fine in contract for not complying with yard care, I just received apology letter out lining what tenants will do to repair lawn. It's all about how solid your contract is!
