the price gets cheaper the higher you go. rent is determined by amenities, location of property, condition of the unit ie hardwood vs carpet and the rest is fair market value. You need to check out the competition, see what they are getting and lastly --108.49.xxx.xx |

My upper floor places are laid out as starter apartments and my downstairs units are larger and more family oriented. As such, I get about 15-20% more for a downstairs place compared to an upstairs place. --72.23.xxx.xxx |

I was considering the opposite idea: charging more for upstairs apartments in a 2-floor building. The reason is simple: more privacy, less noise.

I actually had a conversation where I found out that's what someone else does with their units, and I had a "aha" moment, and just wanted to know if it was the norm
RR[WA], I thought the same as you, as far as the units on the third floor (privacy, less noise), and for the 1st unit (accessibility), and 2nd floor units, would be the least since they would be in between.... --71.255.xxx.xx |

Many people don't like having people live over them with the sounds of them walking. But to limit noise I install acoustic underlay under my new hardwood flooring to reduce sound.
My upper units do not have security bars over the windows. My upper units have a view and greenhouse windows in the kitchen and eating areas. My upper units sometimes have skylight windows, pitched ceilings or vaulted ones. For these reasons I get more money for the upper floors.
Lower units have security bars and doors. I ask a lower/market rent for those types of units. But as a contractor I sometimes install spa tubs in lower units, offer full appliances like a washer and dryer. I sometimes have added a private stair case to a sectioned off parking area. In those cases I ask for more money being on the 1st floor. --173.55.xxx.xx |
