State Specific Question About: FLORIDA (FL)

Are landlords required to include the written estimates and receipts for repairs when mailing the Notice of Intent to Impose Claim on Security Deposit to tenant?

Thank you! --68.109.xx.xxx

If you are in FL just itemize the deductions but keep the photos and actual estimates for court if needed (I use sandwich bags to keep itemized by line numbers on the bag with a sharpy marker), you may never need them but I keep them a few years since the lead paint revolution. --76.188.xxx.xxx

Thank you!

I am in California, but the property is in Florida. There is no money left from the security deposit – the tenant owes me money. --68.109.xx.xxx

Well even with no money coming back you must still send the accounting statement with the negative balance to new shack or last known place (yours), I try to give the same amount of time to cause damages as the time to payoff, so if you inspected 4 months ago and everything you found damaged was not damaged then allow 4 months for full payoff, a couple different court magistrates worded it this way and there was a free lesson in housing court that day! --76.188.xxx.xxx
