OK, fantasy time now folks.

If you know what you know now, but had no Real Estate or business of any sort and had 1,000,000 (wow that's a lot of zeroes), what would you do with it and what type of plan would you have to invest that !!=====>1,000,000<=====!!

Use a combination of any REI, rehab, wholesale, rentals, SFH, Multi's, Commercial etc. If your goals were:

A) Have enough cash flow to live decent $80k - $120$ yearly or more. Or use the 1 mil to build up to that point doing other types of REI.

B) Secure that 1 mill net-worth as much as possible. No million dollar house rehabs :)

C) Eventually have mostly passive income, could be 5 or 10 years down the road if need be.

I would build approximately 15 rentals, all SFH $100k 3/2 brick. Since I would build them myself, they would cost me more like $70k each. All would rent for approximately $1400/m.

Gross annual quarter million. After taxes and expenses and adjusting to 75% occupancy, somewhere north of $150k/year.

Land is still cheap here and taxes are lower than some areas.

I would make sure to pay off any debt I might have. I'd probably take a quarter of it and keep it safe (CD, bank). The other quarter I'd invest in quality dividend stocks or balanced index funds.

The other half I'd use for real estate investing if the deals were right. I tend to buy using cash but have used mortgages in the past. Using the leverage a mortgage allows gives a larger rate of return but the piece of mind that comes from being debt free is priceless. --65.35.xx.xxx

As you stated, let's assume I have a job that pays the bills.

I would pay off all my debts, then dollar-cost-average the remainder into mutual funds (See Dave Ramsey or MRMoneyMustache for strategy) over the course of 1 year. Downsize my life to eliminate all unnecessary expenses. Then continue working and investing all extra funds monthly to increase wealth over time.

i had a problem like this in that I had a business and it was slowly dying. I had lots of cash and bought free and clear houses. Then last year my son wanted to get into the business. The very first thing I would do is pay off the mortgage on my one & only rental property. Then, when the lease expired, move the tenants out, clean it up, do some upgrades, and move my parents in. Of course, I would continue to pay the annual insurance & taxes and pay the power & water bills so that they wouldn't have to worry about those things. :)

It would work for us because they live "catty-corner" to my house. My Dad wouldn't have to give up his garage or race cars. My Mom would have a bigger kitchen to play in. And I know my property would be taken care of like it was their own. (which, in a sense, it is).

I would talk to my financial advisor about lucrative investments that would yield high returns for my retirement. I don't know if I would buy any more rental properties unless there were some fantastic bargains in the same neighborhood where my property is now. If that happened, I would definitely hire a property management company to handle them.

I didn't get a million, but I did get $400,000 from my parents' estate six years ago. I used it to pay off the mortgages on the nine rentals I already had. Now I have positive cash flow instead of just tax right-offs. I used the remainder and bought foreclosures here, rehabbed them, and rented them out. I used the cash flow on the ones I had to buy more. I now have twenty-four rentals, all free and clear. I'm almost 75, but love every minute of this business and plan to continue as long as I can and as long as it's so much fun. $1M, post taxes? Probably buy a fixer-upper house for each of my two kids-- getting them out and settled so I can have a room for my crafting business.... They can get roommates to help pay the taxes and insurance they'll need, and they'll have a place other than my driveway to park their cars.

Then if any $ is left, we can go out to dinner at the local soup/salad buffet. There wouldn't be enough left over for anything higher priced than that, here! No way could we get anywhere close to building 10 or 15 new SF houses as Gevens (SC) or KMac (NJ) would do! Probably wouldn't even buy the land needed anywhere zoning allowed for housing.... Average price for an existing 2BR house is over $400K; the more popular 3BR size averages $550K. Rents are $2500-$3000/mo....

We have no "debt" (mortgage and cars paid for), and have solar panels installed (we own them), so just monthly bills to pay. Hubby retires in 5 years... and I'll be switching to the higher paying "spousal social security" then. His pensions (work and military) and both social security checks, plus my part time job (choice, not need) should be "enough" for our needs until we have to start taking distributions from our IRAs. --72.197.xxx.xxx

With $1 million, I would invest at least three quarters of it in another apartment building in a very very good location, so no matter what happened to the economy there would still be renters wanting to rent and that given the location. The rest of the money, I would pay off all of my bills owing nothing. Then I would be foolish enough to invest maybe the remaining part in the stock market. The stock market couldn't be much better than investing in an overnight stand in Las Vegas I believe. I have always been prudent with my money with the one small apartment paid off in the year 2000 brings me approximately 2000 /month net profit and also with Social Security I really don't have to work. But I have no intentions of not working because it is an enjoyment to me. I also like to travel the globe a lot knowing to do it very inexpensively such as – – going on safari in Africa for less than $1000, driving 6 passenger van 2000 miles up East Coast of Australia, from Sydney to Carnes over six days for a cost of $36, or getting into Russia on visa that costs me $500 through AAA, but now knowing how to get same visa t into Russia for $90. Pay Off all debt. Set a side a rainy day fund of $100k. Find a one year renter for my own house (for about $700 / mo cash flow after expenses). Buy a nice RV. Travel around the country looking for real estate deals or businesses to buy, targeting a min of $10k / mo debt free cf. I'd take lots of pictures along my travels and write a book about the experience, After that year I'd upgrade my own house. Once ready, I'd then rent out my newly renovated house for even more money and start on my next year-long adventure. now how do I get that mill?

Hi this is a response to cjo'h in ct-- which I think is Connecticut. That person wanted to know how you can drive a 6 passenger van up the East Coast of Australia, 2000 miles in six days from Sydney to Carnes, for about $36? The reason you can do this so cheap is because the owner of the 6 passenger van once the van returned. So if you're the person to drive the van to the owner you can do it very cheap. Think about it, about a 6 passenger van so you also can save on the lodging expenses by staying in the van and only pay to stay in campgrounds now and then. What's the name of the website to do this? It used to be standbycar.com, but now is called Imovova.com. There are also other companies that have this service in Australia and New Zealand--Britz.com is one. You can go all over both countries doing this at a ridiculously low price, simply because they need their rental cars return back to the owner. When I was in Australia and New Zealand, about two months, I drove 4000 miles in 7 cars and only paid about $150. this is a response to somebody from Connecticut there response to how to travel in those 2 countries inexpensively. I can also tell how to go on an African safari for less than $1000, see a dog should show in Alaska and see for free, or get into Russia, which requires an invitation from somebody inside the country, for about $80 instead of having to pay the $550 I paid through a national travel website

There's just a lot of ways for traveling for less, I learned how to live less expensive trying to get myself through college which I ended up doing without owning when through.. One of the neat things about Mr. landlord forum here. You can ask a question about managing your apartments and get several answers within a day or two from all over the United States and Canada, and its free.. Art,yes,I am in Connecticut,as a matter of fact a city called New Haven, the temperature here is tolerable, compared to other parts of the United States ,I also lived for two years in Canada along the St.Laurence River Called the Thousand islands area.Beautiful area.just across from Upper New York State. If I had one million dollars and know what I know about about real estate (only a little REI knowledge at this point). I would sell my little primary residence and sell my mother's house up north. Then I'd buy her and myself houses in close proximity to each other. ~ $260,000 Next, I would mortgage two ~ 100,000 houses. ~ $70,000 Total so far ~ $310,000

I would work my current job part time for one year dedicating four hours/ day to REI education, systems creation and general investing education. I would also chronicle my journey.

In the second year I would go back to full time work and hire virtual assistants to create a website and social media platform to disseminate free fundamental information about wealth creation.

I would monetize my internet presence with targeted offers and ads. For the next three years I'll continue REI education as well as accounting and economics. My web presence will be generating income by now (website, social media, e-books, ***email list***, etc). During this time I'll acquire one property per year with leverage.

By year five I will be making ~ $20,000 - $30,000 per month from the internet. At this point I will begin paying off my five rental properties. ~ $240,000 net income from the internet ~ $50,000 per year debt reduction on properties ~ $100,000 every other year to purchase free one free and clear property.

By year 10 I'll have seven properties free and clear. ~ $700,000 remaining from the $1,000,000 will have been prudently investing during the 10 years. At this point, I would buy an apartment complex increasing the monthly cash flow to God knows what. My team will be in place freeing up my time go to several countries learning their languages, history, and culture. --64.74.xxx.xx
