State Specific Question About: NEW JERSEY (NJ)

Tenants left house in a foul state. TENANT paid for trash haul away service, Owner paid for cleaning service and replacement toilet and have receipts for those big ticket items.

As to the smaller damages, is there a guideline on cost for repair in NJ? For example, a fist sized hole/dent in sheetrock isn't just the sum of the cost of supplies to repair. If I do any repairs myself how do I charge for labor and with no receipt? Another example is cost to replace a broken window blind...want to charge for time for repair, not just the blind. Excessive stains on carpet limited to one room, etc.

The LL is not allowed to collect for their own time.

Either bump up the charges to cover or find other things that can be added to make up the difference.

The time to get the item deliver the items and repair the items are not compensable. The true costs are not just the cost of the item. It does not get to your location by magic.

Get receipts for the wqork from your local "Joes Handyman or the like.

California does not allow landlord to charge for his or her own time.

If you have security deposit or tenant is actually collectable, hire a handyman or contractor to do all repairs. Let the handyman buy the items and pay him. He will include a charge for his time buying goods. Pay the handyman and deduct for from the deposit.

If tenant is not collectable and repairs exceed his deposit, cut your losses. Do the work yourself and call it a cost of doing business. Do not spend money just to end up with an uncollectable debt in the end.

In the security deposit itemized statement, landlord must list items reasonably describing the work performed, the time spent and the reasonable hourly rate charged.

This is the first time I will post my ad with a cleaning fee, but to write it in my lease, what do I say this cleaning fee is for since it is nonrefundable?

The security deposit pays for damages beyond normal wear and tear, but tenants are supposed to clean and leave the unit in the same clean and sanitary condition as when they found it or they don't get back their security deposit, that's what the Lease says.

However, I'm stuck and need help explaining and finding good wording as to why a cleaning fee is necessary so I can add it to my Lease. thanks. --98.249.xxx.xxx
