State Specific Question About: OHIO (OH)

I have had this tenant over 3 years now. The previous house had an issue that made tenant move until repaired by city demands.

The tenant was moved into a different location a few months ago.

3 months late fees unpaid resulted in a 3 day notice.

Tenant agreed to pay most of it in 2 days then catch up the rest and said there were several repairs needed.

I sent an email asking if payment was made and for a payment plan.

Tenants response...I will tell when work is done.

So if I read this correctly the first home you rented to them required major repairs that forced you to move them to an alternative property, now this home needs some repairs. I think you need to get your repair process into gear. Make sure you get all repairs done in a timely manner and save yourself the trouble of having your current dilemma repeat itself in the future. --73.181.xxx.xx

You are right. This house that they currently reside had been fine with previous residents. This is another house that is managed. Once they moved in there has been a ceiling fan switch not working and a leak that was repaired and handyman did not replace the trim.

Sad issue with where property is at is handymen don't want close to full time and those that do are backlogged. Strange area with regard to work ethics.

Resident just notified of repairs needed same day they received 3 day notice.
