Use the OH legal form, wrong size type gets your case tossed out - I dont think nice is in the equation - I copy them onto pink paper so very easy to tell if tampered with. --76.188.xxx.xxx |

It's supposed to be scary.
I've had a couple occasions where rent was not paid and/or tenant was avoiding communication. Post a 3 day notice and they magically reappear and communicate.
I typically send them a text or leave a voicemail telling them that I posted a 3 day notice which I'm required to do by law whenever rent is unpaid, to please contact me because the last thing I want to do is file for eviction but once that process begins I have to follow through on it. --65.35.xx.xxx |

Know your state law. In my state the wording and how to serve is mandated -- in fact the courts even have downloadable forms to be used. A 3 day notice is an official document that starts an official legal proceeding. There is nothing rude in the legal form. It is just very clear about how much needs to be paid by a given date or the premises need to be vacated. Making it "nice" might make it less clear.
Here's an idea -- How about the tenant worrying about being "nice" by following the terms of the CONTRACT that they signed when they leased or rented your property?
I am very strict about timely rent payments. Tenants who get behind rarely catch up. That being said, I have a friendly reminder letter I send to otherwise good tenants who are violating lease terms over minor infractions like kid's toys left out in the common areas of the multi unit building. It starts out "We are happy to have you as a tenant and hope you choose to stay in our apartments. This letter is a friendly reminder of the rental agreement that you signed when you moved in with us. (insert clause not being followed). We hope you choose to stay with us, but we understand that peoples lives change and this apartment may no longer meet your needs ....." etc. We only do M2M and have easy to fill units, so this works well for us.

Use the 3 day notice your court prefers and don't modify it. If you want nicey up the 30 day notice that is your choice but the 3 day is not designed for that. --73.28.xx.xxx |

They know they are late. They made a conscious decision to not pay you and not call you. It's not a surprise.
We text 'Rent is late. Pay within 3 days to avoid court. Include $5/day late fee."
