If lawn maintenance is a provision in the lease, then clip that provision in a letter to them...Noncompliance would be considered a breach of contract. Tell them if they don't respond within 72 hours you will go ahead and hire a lawn service and charge it to them. Do this every time they let the grass grow two feet high. --98.249.xxx.xxx

I have four sided by side townhouses and have addressed this issue with the four tenants often throughout the years. In the lease (all leases are renewed every May 1), I require them to cut the grass weekly from Apr - Oct in the front and behind their respective unit. I charge $20 / cut per unit if I have to get involved. I give them the option of paying me $350 (each) for the Apr - Oct cutting period if they wish for me to take responsibility of the lawn, with the full amount paid in advance.

With the new lease renewal each spring, I send a lawn cutting memo to each of the tenants reminding them of their lawn cutting responsibilities. I do suggest / recommend that they work together and each cuts all four lawns once a week and rotate (essentially requiring each tenant to only have to cut the lawns once every four weeks). I leave a log at the property for the tenants to note when they do a cutting. I tell them that it is their responsibility for the schedule but to call / text me if there is a problem.

When someone is routinely not pulling their weight (based on a review of the log), I do a follow up letter to the slacking tenant. If I get attitude or no change in behavior, I factor this into the size of the rent increase the following lease renewal. --24.152.xxx.xxx

When a tenant won't cut the grass I send them a congratulations letter saying that a weekly gardening service is now included in their rent. I also raise their rent $50 per month to cover the cost of the gardener. Then I never have to worry again about the grass being cut. --173.55.xxx.xx

Our tenants are offered their choice of 3 options for lawn mowing and outside yard chores. The rent increases accordingly. We have language in there that says that if they choose an option and do not perform the necessary work, we can give them 30 days notice that we are bumping them up to a higher rental amount and are arranging for that work to be done ourselves.

We've only had to do that with one MTM tenant. He'd cut the grass only when it got to be about 10" high, then store the clippings in black plastic trash bags on a south-facing brick patio until he could get around to going to a facility that took lawn debris free on Saturdays. The smell in August was overwhelming. When September rolled around, we gave the notice to raise the rent according to the next option on the lease, as we could see that the oak leaves were NOT going to be picked up, just allowed to pile up and kill the grass.

He wasn't happy, and moved out a few months later. But he paid the higher rent until he did so!

Everyone else has taken care of the grass, leaves, etc. --71.175.xxx.xxx

24 inches was just an exaggeration but some of my tenants have let it grow that tall that my neighbors called me to let me know. it should be cut and watered regularly as needed during the growing season but do they? I know its not on their list of priorities so I just add it on to the rent increase each year. My lawn suffers but I am not going clean up after lazy people if they want to live that way, I just won't renew their lease for another year. You can't push and you'll get ulcers worrying about if they did it or not...if you get a good tenant and he does the work you can give them a break in the rent or return their deposit if they leave the place in good condition...reward good tenants if you can. --98.249.xxx.xxx
