State Specific Question About: FLORIDA (FL)

Is the landlord obligated to provide a lawnmower for the tenant to use? I had one and they broke it when they were running over bottles and kid;s toys (I think) and I told them to buy their own when they called me that it didn;t work...They did. But now I have another tenant and he seems responsible but I just don't know if I should do this. Also, I have provided a fire extinguisher at the house before, but the tenants take them when they leave. I had to take it out of their deposit. But I found out that it wasn't even used once by one of the tenants...Would like to know what other LLs do in this case. Thanks everyone! --98.249.xxx.xxx

For a SFH--LL NOT obligated to provide lawnmower OR lawn care. LL may have it in the lease that the Tenant is completely responsible. If tenant doesn't own a lawnmower you may want to provide names of lawn care company that you recommend. I always give tenants the name of the person/company I use, both for my personal yard and the rentals between tenants.

Now I do have some properties in one neighborhood that I offer Lawn care as apart of the rent… They mow 12 times a year and if the tenant wants it mowed more, it is on them. In this neighborhood, I didn't want to hassle with tenants over lawn care, code enforcement issues, and of course "critter" issues. I admit around the 3rd week yards start looking scraggly, but not bad enough for repercussions. --205.223.xxx.xx

I think you got all the answers you needed for the lawn. I'll address the theft of fire extinguishers.

I love it when they steal this STUFF. I have almost everything expensed out for the houses.

A fire Ex is 40.00 light bulbs are 15. switch plates are 5 dryer vent hoses are 45. Just a short list here but really a page long-- they sign it when they move in with all the $ next to each item.

Have had a tenant tell the judge 15 for a light bulb-- judge says that does seem high-- manager says-- if they thought it was high why didn't they object when they signed it? Judge told tenant looks like you'll be paying 15.00 for bulbs. Oh mowing is 200.00 for front and 200.00 for back. --74.184.xxx.xx

One is better to charge a higher rent then hire out a lawn maintenance company to cut the grass. Lawn mowers can be very dangerous if someone does not practice safety. --74.220.xxx.xx

You assume liability with whatever tools you provide to a contractor or tenant. This is one reason I never leave my ladders on job sites.

I would never provide a lawnmower or any lawn equipment to a tenant. Either they provide their own per the lease or you hire in out.

Personally for the one SFH rental I have we hire out the lawn and snow removal.
