I've got a sfh to rent and have always had the utilities paid by the tenants..But I am raising the rent to the maximum allowed for that area in Coral Gables and I was considering paying for the water so that my lawn is green year round. Right now the tenants pay all the utilities including water and they don't water the lawn and my lawn suffers alot. I want my lawn to look as good as my neighbors' lawn. Should I pay for the water bill? State Specific Question About: FLORIDA (FL)

Never ever include any utility that is not included unless one wants the cost of utility rise 200 to 300 per cent more usage. Raise rent at a smaller amount but never include anything that is not included in the rent. When the utility belongs to them they treat the utility with respect then use the utility as the utility belongs to them. --74.220.xxx.xx

I agree with Patty....I think you are setting yourself up for over usage. You might want to apply a cap on so they don't water the lawn for eight hours daily. --24.154.xx.xxx

Thank you for your comments...Some Tenants get so excited about renting a nice spacious house and having their barbecues in the backyard but then don't bother to keep it nice and green when it gets too hot since they have to pay the bill..but they don't have to water year round because of the rainy season, only when it's necessary, to maintain it so it doesn't look like straw. I have asked them to only water later in the day...I don't expect a plush yard from my tenants so I was thinking of paying but your point about water over-usage, I can see how they can take advantage, a kiddie pool, sprinklers on all day long. Do not pay their utilities. We did this in the beginning and it was a nightmare.... They will have entire family over for a bbq and do everyone's Laundry :(

We have some sfh that we cannot put bill in the tenants name so it's in our lease that they pay utilities. --50.249.xxx.xxx
