The only idea that pops in my head is to find a local temp agency that will work with the two of you. Temp agency pays him and covers workers comp and payroll taxes. You pay the temp agency. Will cost you probably 2x minimum what you are paying him but will cover you. Exception to 2x cost might be if you are in an economically depressed area and there is a quasi-government agency that will serve as the temp agency. Maybe not quasi-government but government subsidized. --166.137.xxx.xx

Thanks Razorback-Tim,that is a good idea, but the truth is if I have to pay 2 Times what a paid them, then I should get a professional contractor, the idea is to give some person some money that they need and for me to save a lot, I don't want to say that I am cheap but I am cheap. Hehehe --173.71.xx.xx

When I'm going to have a property vacant more than 30 days, I obtain a "Limited Liability Policy" with no "structure coverage". After the property is fixed up and re-rented, I change the policy back to a "landlord protector policy". I also purchase a "Worker Comp. Policy" to cover workers that get injured on the job. --173.55.xxx.xx
