State Specific Question About: MISSOURI (MO)
Hi, I reside Missouri state St. Louis city, I just got rid of some bad tenant and have a judgement against them for not paying rent, also planning to take them to court for damages because what they did to my property was unbelievable....
My question is, is there any bad tenant database to report them or a list to add them to ? Because I will feel bad for someone to rent to these kind of people, I hate to see someone else being ripped off because I screened them before and they had nothing on them and I beleive the previous landlord never report them them or something, so is there something like that where to report them so they won't rent anywhere else again ?
Thanks --24.171.xx.xx |

Every housing court has case list ... or "eviction list" as we used to call it. It's all public information.
That - I believe - is your list. --73.249.xxx.xxx |

Look up case net. It's not fully inclusive of the whole state, but there's a lot of data there. --70.209.xx.xx |

One of the best things you can do is make sure their name is in the court records for eviction.
I would love to see a bad tenant list but usually when its brought up there are legal reasons why its can't be done.
A local landlord puts a video on youtube with the tenants name and street name of the property, the video shows the damages done. He doesn't say anything about the tenant or damages, just the name, street and a video that speaks for itself. I have no idea how legal this is. I don't like the idea of putting my property street name on youtube. --74.130.xxx.xxx |

MI courts appear to show evictions even when only paper work was filed and nothing happened (because tenant left on their own shortly after)! Very cool. --12.159.xx.xxx |

The "bad database" is their credit report. :) When you get a judgement, do whatever is required in your state to get that permanently attached to the person. In some states, this happens automatically. In others, you need to "register" the debt. Basically, get it reported and get it on their credit report.
David: Agreed -- the problem with Michigan is that it is not tied to SSN or anything else really. You have to be very careful in Michigan because you'll find name matches for "evictions" all the time -- that aren't the same person at all. So, if it is a common name AT ALL, then you get way too many false positives. I had a "Joe Smith" sort of applicant once and the eviction check literally found like 15 "matches" all over the state that were clearly not him. :(

thanks guys for all the input, yet casenet in Missouri shows that too, but I was thinking there would be something different also where we can add them so landlord can just go ahead and check it too, but I was searching online and I found one site that let you add the bad tenant there too, it is called www.tenancybureau.com
also I have already contacted the collection agency and send them the required information and they said they usually get appear in their credit report once I file it with them. --24.171.xx.xx |

Better screening is the best advice I ever got - it came right here on this board 10 years ago, search here about screening prospects and you will get a lot of info, print your local and state tenant laws and place in a 3ring binder, state one side - flip for local, running a rooming house? then get to the chamber of commerce for guidance on taking/ejecting clients in that environment, you will read here some folks running a rooming house but thought it was a rental (full custody paid in advance monthly or more), get someone at a local landlord meeting to give some clues on reading the credit report and the circles - buy them dinner or lunch. --76.188.xxx.xxx |

What John said---you can report them on the service that Jeffrey offers on this site even if you do not have a court judgment against them. Some tenants skip town or are ungarnishable, or quit their jobs. It will show up as them leaving owing you money and/or you having to start the eviction process by issuing a 3-day notice.
This is helpful if the tenant ever goes to buy a home, get a loan for something, wants to rent from another LL---any number of things---it WILL show up on their credit report. --65.114.xxx.xxx |

Excellent question......there is a website donotrentto.com where you can register your problem children.
Personally I wish there was a website site called donotrentfromme instead --24.154.xx.xxx |

Ray-N-Pa---is this website you refer to heavily used by LL's? Are you finding current information on a search (as in this year?)--unless I'm doing something wrong, it appears you can't do a search without subscribing to the service, and I would like to know how recent the reports are, how many users use this site and is it set-up to search by a tenant's name?
Thanks for any info --65.114.xxx.xxx |

I used to use the service up too about three years ago. Good database. I stopped using it after the court dockets for PA become free on the web.
Suddenly, there isn't first hand and second hand news.....its straight from the source --24.154.xx.xxx |
