State Specific Question About: FLORIDA (FL)

my tenants have pets and are moving out..what can I say about cleaning up after their pets when they leave, because I never had pets before so I dont have any idea what kind of damage they may have caused since I don't live nearby to make regular inspections. They have a cat and a dog but you never know..what should I ask of them when they clean up that is not to appear nitpicky, don't want to hurt their ferlins*#&(*&$*&# because I know how some people love their pets like they are humans...I have carpet and hardwood floors..please advise...thank you. --98.249.xxx.xxx

how does a re-do of the hardwood floors sound to you? something that you fell like doing? do you think that the tenant is really gonna care if your feelings get hurt cause you have to do that or replace the carpet.

If they damaged it have them pay to get it back the way it was when you gave it to them. How old is the carpet? --108.5.xxx.xx

Kindly remind them that the property must be left in the same condition it was in when they rented it excepting normal wear and tear. If it was clean when they rented it then it should be clean when they leave it, otherwise they have to pay to have it cleaned or returned to the condition it was in when they took occupancy. Installed new carpet in 2011, but Carpet was professionally cleaned the day they moved in by previous renters a couple of years ago. Hardwoods are fairly new, swedish finish was expensive, worried about pee! on carpet and walls..though. --98.249.xxx.xxx

Get your self a strong black light to show pet pee so the hardwood refinisher can rip up that section of the floor, deodorized, seal off the pee then replace the floor section. Same with the carpet. Light will show which rooms need to have the carpet ripped out, floor sealed, deodorized and replace padding and carpet.

My pet agreement signed with the lease, states that the Tenant must have the carpets professionally cleaned with a product that neutralizes pet odors/dander and they must arrange for the Pest Control company to treat for fleas. Failure to do so results in $xx.xx additional charges. It is cheaper for them to take of it or they pay more for me to see to it. When I send out the "Move-out" instructions, those are included as a 'reminder'. I have had both ends of the spectrum. Couldn't tell that an animal was ever there and others that the carpet and pad destroyed. Also had to paint the sub floor b/c of the urine smell.

I didn't use to charge extra, then one day during summer vacation while turning a property, I realize...Wait a #$% minute! Instead enjoying my summer off, I'm cleaning up after someone else's animals. Hubby, still teases me about the day I stomped into the house, chaulk in my hair, spackle under my nails, paint and dirt everywhere else, smelling of a cross between KrudKutter and bleach, announcing that if people were not going to fulfill their end of an agreement....they were going to have to pay for their irresponsibility. --173.16.xx.xx

You clean it as if it was just humans in there and make it as nice as if you would want to live in it. If there is a smell then you may have to throw out carpet. If it was brand new you make them pay for a new one. --73.33.xxx.xxx

CONGRATS! It sometimes takes something awful for us to make a change.

Josie,

The distance is your problem to overcome. you took on a distance rental and mileage + time is the price you pay.

What does your lease say? That is the backup you need.

My lease is clear: property must be returned in move in condition. $35 per hour to clean and repair, with a long list of Standard Cleaning and Repair Costs.

You get what you allow so NOW, send them a move out letter reminding them that nay damage or odors by the animals will be charged per the lease.

DO NOT assume you can take this out of the deposit - there might not be enough deposit!

Important: As with ANY moveout, make certain you have their new address, current phones, and current employments as you MIGHT have to chase them for money.

Your long term attitdue is the most valuable asset you have. Protect it by hiring the cleaning. Scraping poo from their animals will mess with your brain and trun you into a stooped over grumpy landlord!

It's THEIR mess and they decided to leave it for YOU to take YOUR time away from family to clean rather than THEIR family time!

Be firm.

(PS I hate the term ear and tear. It lets peopel off the hook for being slobs. They will argue the urine soaked into the carpet is not DAMAGE but rather WEAR and TEAR.

Agree with all the above, but it sounds like you are getting ahead of yourself. You're assuming the pets have caused damage but you have not seen the property so you have no idea.

Personally I have seen a lot more damage caused by people than pets. My instructions (and lease) to pet owners and non pet owners alike is that the property must be returned to move-in condition or cleaning/repair charges will apply. Then proceed accordingly. --10.100.x.xx
