I advertise my vacancies almost entirely using CL and Zillow. My advertising clearly states the monthly Rent, Security Deposit and the minimum monthly income requirements (1,650.00) for all applicants. My rent here is only $550.00/month but all I am getting for applicants are the dregs with 2X income and living on government subsidies. I can assure you there is nothing wrong with my house or the neighborhood.

Now, to attract better or more qualified applicants, what changes do I need to make?

Roy - do you charge an application fee? I didn't start charging one until about a year or so ago. Since that time the quality of the applications I receive has increased and the quantity has decreased dramatically. I make sure they know the criteria before they turn in their app. I charge $25 per adult. --166.137.xxx.xx

Roy--I hear ya---sometimes I just think we get the DREGS (some days are diamonds, some are coal) for awhile before a decent one comes along--I get tired of weeding out the people who are clearly not qualified, yet just HAVE TO CONTACT ME ANYWAY :(

I just keep telling myself that better an empty rental than someone that will tear it up, not pay rent, and make me go through the headache of an eviction.

Take pets and advertise that. My other trick is to advertise the unit as being available a month later or six weeks later. It pulls in people who are planning to move but not being forced to move. I am tempted to take it off the market and do some upgrades to it,..like maybe add a stove and refrigerator. Maybe add some Allure in the living room. This is one of my bare-bones (no frills) houses and in the past it has always rented for $500-$550. In the past, the only way to get more than $550.00 was when the applicants had 2 dogs,..cha-ching.

Lori C - It may be diamonds and coal where you are but down here it is separating the garbage from the trash.

Chane your copy. Include how far it is to library, Starbucks, colleges. So it appeals to a better crowd. Better pictures, stage with towels.

Sometimes i have to talk or screen 5-10 applications before the right one comes along, Ho to lunch and wait patiently. Pray also works. Try and rewrite your copy from simple down and plain to romantic copy. --66.87.xx.xxx

Since our state passed the pot laws, I have found more weeding has to be done---so many people coming here looking to cash in, or just smoke their brains out (literally), that I must be all that more diligent since their background records could be in another state and they are new to the area

Roy, today's people have been overloaded on HGTV...you HAVE to provide something more than bare bones or you just get the dregs and the desperate applying, as you are seeing. Decent tenants want more than bare bones...even in a cheaper house.

They might not expect stainless steel, but they do appreciate some added touches like curved shower rods ($30 at Walmart) fresh paint, new cabinet hardware (we are now buying in bulk on Amazon) and decent flooring.

Allure works! People say, "Oh hardwood!" and I say, "No Vinyl!" and they say, "Even Better!"

We found once we stopped saying, "It's good enough!" and started updating when people moved on, we instantly upgraded the quality of our applicants and new tenants. --173.22.xx.xx

No fridge or stove here would not fly, it's expected. Also, I don't want them dragging their stove and ripping up the floor or buying the cheapest fridge and brining in roaches with it.

In the past, most of the tenants who have rented this house,..only rented the house because it has a very large fenced-in yard. 8 years ago, my first tenant who rented this house parked 10 used cars in the backyard and had room left-over. Most of the cars did not run and I eventually evicted him due to all of the spare auto parts laying around the yard. Most other tenants have had dogs that roam in the backyard.

I think I need to re-write my CL and beef-up the "Dogs Welcome" feature.

FYI - My best tenants, in my higher rent houses, do provide their own appliances at their own expense. They have decent paying jobs and can afford to buy their own. In lower rent houses, like this one, if I provide appliances, the tenants will either steal them or trash them. Not long ago a tenant, instead of using refrigerator magnets, hammered small nails through the metal refrigerator door just hang worthless paper from. Also, the kids played tic-tack toe on the frig door using a magic marker.

I cannot imagine renting a place without a stove, and we rarely rent one without a fridge.

Stoves are $150 at the "guaranteed 30 days" appliance shop down the street. For that $150 investment, I get a kitchen that has more pop instead of a kitchen with a blank hole where the stove goes.

I only buy self cleaning. If they trash the stove, I ding them for it and drop in another good used one.

The last place we rented with no fridge the guy brought in his own FILLED with roaches.

Make the kitchen and bath pop. It works. Add a backsplash. Add a curved rod and a nice shower curtain (from Goodwill or a yard sale).

One month empty will cost you more than all these minor improvements put together. --141.129.x.xx

Been doing this for 30 years and have 60+ SFH's have had every type of tenant you can imagine. I have NEVER rented out a home without at least the stove.

Under your theory you shouldn't supply toilets either-- they only dirty them or miss when using. How about door lock-- they'll only lose the key. Come on Al get with it and stop crying. Kids decorate-- so charge them for fixing it with appliance paint. --74.184.xxx.xx

Improve the space, improve the quality of tenant, even if their income doesn't go up. It is just a reality for us.

However, my low end tenants would rather get 'new' kitchen appliances from Aaron's Rent to Own rather than settle for the 25 year old stove/frig that I would buy from a used appliance dealer. Where do you think they get those gigantic 72 inch flat screen T.V.'s? The same place the stove/refrigerator came from!

MYOB,I bought a 4 unit from a guy who did not supply the tenants with keys,he told them if they want a door that locks go to Home Depot and get there own then no one will acuse him of going inside when they weren't home.He also told me there are rats in the basement and he didn't care because he didn't live there so he wasn't buying rat poison,apparantly the tenants didn't care either.I bought it 3 years ago,he held the note,he used my payment to send his daughter to college,she graduates this month and I only have 3 payments left,we are both happy. --24.92.xx.xx

Roy,

The dregs will always apply no matter what marketing or snazzy things you put in the house. They're living on the hope the landlord will not check to closely and will get to stay in a nice place at least for little while.

We always get people to make $600 wanting to rent a $1200 home. Jesus said "the poor will always be with us." Brad says "and they have our phone number. "

Reminder: we never answer the phone. All calls go to an answering machine with information about available homes and refers them to our website which has tons of information. This saves us hours of talking to dregs.

Momma picks the house so somehow you're not appealing to the Momma you want.

Momma wants nice, SUPER clean, SMELLING great, and up to date appliances. That's why she goes to Rent-A-Center. She knows she can pick up $100 appliance somewhere and save a ton of money but knows it will be just as ratty as what she has now.
