I have a SFH for rent in a B-class area.

Had an inquiry from a woman & her ‘fiancé’ . They both have stable employment, and she has stable rental history. (Haven’t seen anything yet from him)

Looked her up on county court record, and see 6 years ago she filed a F/L OSC/TRO re: Domestic Violence against him. The case was not heard, and was dropped by the court.

What would be your take on this applicant?

My take is that he is still treating her like a punching bag and she just doesn't report him anymore,these guys never stop.Basically your property will get abused,the cops will be there occasionally and there will be drama pretty regularly.I would pass --24.92.xx.xx

I would find another reason or what I do is I just don't call them back and they rarely call me to see if they got it.If you discuss it with her you will have to listen to how it was a mistake etc.He made her drop the case and she did and does not report it anymore because she found out the reporting causes her all kinds of problems with him and time dealing with the police and since she is going to take him back anyway it is easier to just not report him anymore.If it happens and you get involved they will gang up on you just like someone else said.It is ridiculous what some of them will put up with but it happens,I wouldn't be surprised if you find out he really doesn't have a job or only seasonal or something like that.She is probably paying the bills and whatever he makes is beer and cigarette money --24.92.xx.xx

I would keep searching for a better tenant. I would not ask her what happened. I would not tell her why she was declined.

If she were with a different guy, I would over-look it. Since she stayed with that guy after that, I would not want to become part of their issues.

Be realistic and ask yourself how many people you have ever met that started to seek an RO against someone and than stayed with that person? I am betting you have never met anyone like that. One of them plays games. Not sure which one.

I would not call her. If they call back wanting the place and pestering you, I would go with "I'm still waiting for your partners' fully completed application--I require anyone over 18 to fill out an app and then I can proceed with the credit and background check. First come, first serve for any that qualify, and I have a few in the pipeline right now".

Chances are, if you ever do get it from him there will be plenty on the background check to be able to deny. --65.114.xxx.xxx

The filing of "Domestic Violence" claims isn't uncommon with the poor, they can't afford therapy or take the time to talk things out. My only issue is they always want a landlord to change the locks -- only to make up afterwards and then give him the new key. --173.55.xxx.xx
