State Specific Question About: WASHINGTON (WA)

I rented out my house to tenants and have bent over backwards jumping at every whim and desire,some were emergencies others were not, but all were handled in a timely fashion, no problem there..I keep record of everything. The small exhaust fan in the ceiling of my kitchen has not worked for over 10 years and nobody has complained about it. There is a window above my kitchen range which is screened and can be opened ,its a small window but it allows for sufficient ventilation..the front door is also about 25 feet away..The couple don't even cook half the time. Anyway, they want me to replace the exhaust fan but it is a major upgrade for me because I live in Florida, the whole fan is so old it has to come down, electrial wiring done, paint ceiling and all that. I would like to do it when they move, not now. I have told the tenants no, they can get a regular fan if they want or open the kitchen window. Am I wrong? Landlord --98.249.xxx.xxx

First option is to replace the exhaust fan motor which is the lowest cost option. If there is power to exhaust fan then the exhaust motor can be replaced. Next option is replace the exhaust assembly then there will be all new parts. Generally when a exhaust fan does not work the motor is faulty. --74.220.xxx.xxx

You have to remember that this is a business -- and you have to forget the attitude of "Well, when I lived there, I didn't need such-and-such." That simply isn't how it works.

I can see both sides of this. Basically, it SHOULD work -- and they have a right to ask you to fix it. If you wanted something broken to be left that way, then it should be specifically noted in the lease as not working and not going to be fixed. Otherwise, such things are expected to work. So, from that standpoint, it really is your responsibility.

But, I can see the flip-side too. So, if you want, start with what myob said if you want. Try telling them that it didn't work when they moved in and you don't plan to replace it. And maybe offer them something to make them happy.

But, if they push it, it really is your responsibility.

How old is the exhaust fan? I've had good luck just replacing the motor in my 1950s-era houses. A handyman could do it in five minutes or less, and the motors I've bought have run around $10-$35. --174.96.xx.xxx

If it is a GAS stove have it fixed IMMEDIATELY. If it is an Electric range get it contracted to be done soon. Not worth leaving FL to do it - Hire it out --73.68.xxx.xxx
