State Specific Question About: CALIFORNIA (CA)

I don't know if I should rent to this applicant. His income is enough to be qualify, but he has one collection in year 2013. He charged all 3 credit cards to the max and paid the min. amount each month.

However, when I checked his current residency, the current manager stated the tenancy ended on 3/31/2016. I called and found out the applicant still there, but he had six months to move. Manager would not tell me anything more. I asked how much is the new rent, and the rent is $100 lower then the unit that I am renting out.

According to the applicant's reason of moving was due to rent increase, and the current residency is just right across the street of our property.

Should I rent to this applicant? Thanks in advance.

The manager, by not saying anything, is trying to tell you to beware. If the tenant is a good one, managers normally don't have a problem telling you that. And if his credit cards are maxed out now, what will happen when he has to pay higher rent for your unit? Pass... --24.207.xxx.xx

We do not want people just move from cross the street. That is bad to me. In some cheaper complex, I am very tired that a couple of my bad tenants who moved cross the street after our eviction. Life has surprises along the way, nothing is simple. If an "adult" wants to rent a property from me, they must demonstrate maturity dealing with debt. We are not talking about a teenager with their first credit card! An adult will not max out their credit cards buying things they can not afford nor need.

Don't hold it against tenant just because they are moving across street if everything checks out and they have a good reason. In a 4-plex we have had 2 separate tenants who did that. One wanted bigger unit and present landlord only had units that smelled of smoke. Other did not like noisy students who had moved in. Both have been with us over 5 years.
