State Specific Question About: INDIANA (IN)
I have an As Is fixer upper (left in this condition by an old RE partner who also left me with over 8k in liens) that I want to sell to a cash buyer. A contractor give me an estimate on total repairs, which is in the 35k - 40k range, of which a portion of that was to repair the roof. The overall budget is too much for me, but I could swing the roof alone, if I had to. Wondering folks thoughts on whether to proceed with the roof repair if I am looking to sell as is. Obviously it could make the house more appealing, but generally on an as is, is it worth it to spend the money? --104.148.xxx.xxx |

Once you label a piece of RE 'as-is', all bets are off and the price reflects that. I would not put a penny into it because you'll never get it back. How long has it been on the market? If it is completely unsellable, that might be a different matter... --76.123.x.xxx |

It's not on officially the market yet, but shortly. I had two ppl who were trying to work out deals and couldn't make them work. One said he couldn't get a mortgage because the roof needed to be repaired, thus the reason to want to sell to a cash buyer. But, if I don't want to Iimit to who I sell to I'm thinking I may need to redo the roof.

Perhaps you do if buyer needs loan. Find a buyer and then you'll also find the answer to your question. ..repair roof or not.

If the buyer want's it they can apply for the Section 203(k) loan who allows borrowers to wrap the cost of repairs and improvements into a single mortgage. The buyer just need to inquire with their loan officer. Also they need to be first time buyers and go for FHA type loan.
