Anyone have experience with FHA buyers?

SFR is on very busy street. House has one cracked window and one with a small BB (?) hole.

If I sell to FHA buyer, will the windows have to be replaced?

I think that depends on the selling agent and the competence of the bank. I have had many FHA buyers. Most of the time when the buyers come from a realtor, getting to closing with FHA is like racing the Iditirod. It sucks.

They may require those things to be fixed, which is minimal compared to some closings. The last FHA buyer I had who bought a house from me 2 weeks ago, went smooth. I helped him through the process, no realtor. The bank was out of state.

THERE WAS NO FHA INSPECTION!! NONE!!

I kept my mouth shut through the process. The bank never asked, I never said anything. I knew FHA requires them. Not my problem if THEY over look it.

I'm convinced most of the inspection issues come from and are pushed by realtors in order to cover their own a$$es.

I wouldn't worry about fixing anything until they ask for it. One MAJOR recommendation if you sell through FHA is this, don't fix anything for the buyers!

Don't make them any concessions, cuz chances are, FHA is going

To come through and inspect and RIP YOUR HOUSE APART!! Thats been my experience numerous times. That happens after you promised the buyers the world already.

So your out even more money on things YOU MUST fix in order for FHA to approve the loan. FHA buyers aren't usually top notch buyers, they are usually last resort.

So to me, I cut the entitlement off at fixing the FHA required repairs, not the buyers wish list. I do give seller assists though, because with FHA, they usually don't have Downpayment or closing cost money. --50.107.xxx.xxx

Fix the window. People will notice and it will take away from their eagerness to buy. You can replace the glass in a lot of cases without replacing having to deal with the frame etc. --73.34.xxx.xx
