State Specific Question About: MARYLAND (MD)
I've lived in this apartment for almost 6 years and the interior walls need to be painted who is responsible for the cost of repainting? --24.245.xxx.xx |

whats wrong with the paint?
you could ask the LL t let you do it.
The LL could buy the paint [maybe and charge you the price of the labor to have it done.
What did the LL say when you askd them?
A bit more info is needed --173.70.xxx.xx |

Normally I would get on my high-horse & scold you for messing up the paint job. Until I read that you are a 6 yr tenant. I would re-paint your apt. after you cleared out the rooms, washed the walls, & signed the lease for the 7th yr. --71.166.x.xxx |

Kristie,
For a 6 year res we will paint a room of their choice each year they renew.
We do not allow residents to paint. One simple spill can ruin and $800 living room carpet.
Honey catches flies. Ask nicely, maybe offer to pay for the paint. Takes 2 gallons to paint an average room. Or maybe paint an accent wall.

My question is kind of like Patty said.......... I have
walls at my own home that have not been painted in 10 years and they look fine. Now I have to ask... what have You
been doing in the rental that caused the walls to need to
be painted or are you just wanting to make demands on the LL? Are there scuff marks, gouges, scrapes, dirt ?
First I suggest a good wall cleaning by you. Then take
a good look as most paints are cleanable.

For a great six year tenant who's paid on time and taken good care of my property, I would paint every room and consider the colors of their choice. Upon signing a new lease, of course. I might ask them to sign a two or three year lease. Love my long term residents! --172.56.xx.xxx |

In province of Ontario there is rigid system of rent control where paint has a life expectancy of ten years. So six years is only 60 per cent of the life expectancy. For building code there can be no lose plaster or drywall along all surfaces must have coat of paint or be primed. The colour does not have match. Here tenants think rent control benefits them but in reality the condition of rental units is much worse then other jurisdictions. It is stupidity where someone can not learn. Basically rent control is government legislated slums. There is a reason why the government owned rental units are exempt from rent control as the government treats this like poison. One tenant who not pleased with the conditions with the rental unit he was living went to the tenancy advocate group where the chairs are actually home owners. Guess if your unhappy then start a buy your home thing. In other words buy your own. --74.220.xxx.xx |

Kristie, I know Robert of Toronto suggests that a paint job should last at least ten years. Our own bedrooms here were painted by my wife and children about twenty three years ago when I took a trip to Ireland.Still looks like it was only just done. They did use a decent grade of paint though. So in your case, beauty is in the eye of the beholder.

There are two different requirements for painting. One painting in rentals may not even last five years where a owner occupied homes paint will last twenty years or more. --74.220.xxx.xxx |
