Hi,

Q: Had a tenant that pretty much destroyed the property. 2 story 4 bd 3 ba home. Does anyone know where i can find a price list that I can go by to make these repairs and charge for the damages that they did?

That's going to be based on what it costs to repair the property less wear and tear. Your state may require it all to be subbed out. Not sure your states procedure, but I'm sure it's based on actual costs. --50.32.xxx.xxx

You can only deduct actual costs minus normal wear & tear, as documented by repair bills or estimated repair costs on repair invoices, from tenants security deposit. A judge will not accept Internet listed costs. If you do the repairs your self be prepared to prove in court your labor charges are competitive with local labor rates for each kind of repair. If you sue them, again only documented repair costs on repair company invoices will document your damages. You may not have to do the actual repair but an independent documented repair companies repair estimate will be needed. Not a cost list someone made up.

Additionally don't forget the before tenant and tenant move out damage picture to demonstrate your damages. --104.34.xxx.xxx

I am ignorant of CA law, but I would hire repairs, your job management, add lost revenues, and legal fees, subtract deposit, and sue for balance.

Put a labor rate per man hour in your lease, therefore if you do the work you can be paid. My rate is $45 per hour, and it has been accepted in court. I also have a cost listed to replace broken glass in a sash, fixed at $85 EACH, because I see no reason the tenant should pay what i pay he glass company since I have to reomove and re-install the window after drop off-pickup. My tenants are oo poor to collect from but if I find a good one I will sock it to them. --71.176.xxx.xx

My lease is clear: it lists most repairs and cleaning. Just add up the list.

Non-listed items are at $35/hr plus materials.

My judge says the list in the lease makes his job easier.

What I did in my worse case of house being trashed was to get a legal pad to record each repair, the number of hours it took to repair, labor charged, price of cleaning

material, paint, supplies used ect and totaled it all up.

Keep any bill given to you by persons you had to hire to

repair drywall, plumbers, ...ect.
