State Specific Question About: CONNECTICUT (CT)

I have a family member in the process of an eviction. Their adult son lives with them, basically to help them financially and to care for them, but he is not on the lease. Mgt knew he was living there and why. A situation ensued and they found out verbally they're being evicted, they have 30 days to vacate but the son has until this coming weekend. I abstained from offering any input knowing these family members are in their 70's, with upstairs tenants. They hear everything amplified and complain about the upstairs tenants all the time. So I'm not surprised. (they are great people, don't get me wrong, and they lived in a family home prior to relocating to be closer to their children but they are not used to apartment living. What's bothering me is I had one tenant who moved in a partner w/o permission, therefore this individual was not on the lease. When I went to evict I had to list all living in the apartment on the eviction notice. No where did I read where I was able to expect that person to immediately vacate the premises. Am I wrong? I checked for the answer on the CT Judicial site and could not find the answer. I haven't said anything to my family member nor did they ask for my intervention. It's personal for me knowing that the family member not on the lease (he's lived there over 2 years now, his parents for 10 years) cares for his parents in addition to working a full time job, gave up his apt to move back in with his parents. I don't need nasty or condescending remarks, just am I totally off in my assumption. I thank you all for your courteous replies. --69.119.xxx.xxx

Most of what you write is of no consequence and just candy for the story.

There are no Verbal Evictions. Notice is served, posted and mailed by the court (or sheriff) to the address with the claim of "non payment" or lease violation. defendants are: who's on the lease or et al or words of "or tenant in possession". that about covers everyone. When you get the notice you have a timeframe to answer the court and when you do a court date is set-- go to court tell your story- judge rules--

Occupant known and unknown in residence, named with tenant (if not on lease there is no tenancy based on the lease, however an occupant does not need to collect mail at the listed address), I agree this whole saga is complex and until papers are seen it is just drama unidentified rules and court guessing. I agree, there could be more to the story that I'm not privy too. I suggested they consult an attorney but since I have access to this forum and it was after 10pm when my aunt and cousin left I thought I'd run it by seasoned landlords that are not 'close to the situation' as I am. I only had one eviction whereas I had a non tenant on the eviction order and I only do month to month rental agreements on my property (I live in the home, my aunt lives in a complex and never lived in an apt before). Anyways, thank you for the input, as always.

If the son is really not a tenant and has no right to live there, then the legal process of eviction is not appropriate. It requires a different process call ejectment.

But he may be considered to be a tenant. See a lawyer.

No such thing as verbal eviction notice. Also, if the son has been there for 2 years and has been receiving mail there for 2 years, I cannot believe he only has a couple of days to move.

I think there is more going on, but perhaps a better solution is to simply assist them in finding a different place to live where all are on the lease. --67.43.xxx.xxx

when these things go to court there's no telling how it might turn out . Around here it just depends on what mood the judge is in that day. If it can be handled between rational Grown-ups that would probably be best for all but there again having to rely on "common Sense" is difficult cause there seems to be such a shortage of Common Sense now days --104.56.x.xxx
