If one allowed someone into rental unit without getting last months then some jurisdictions will not count that as arrears. Also all the utilities must be in tenants name before move in. --65.93.xxx.xx

Never ever work out any pay plans to pay first months rent as once they move in they renege on this. Any unpaid utilities they are immediately disqualified for the rental unit. Never allow into the rental unit until the hydro electric and natural gas is in there name. Usually if rent is a issue before they move in then rent will be a issue once they move in. So don't be surprised after a few months they fall into arrears of rent. So be prepared to start the eviction right away as things only get worse. A bit advise consider joining a landlords association where go into this site or google to find one near the rental. One can either learn from the school of hard knocks or head them off at the pass. Today received a email they want to move into a rental unit without paying first and last. No way going to do this as they fall into arrears once they move in. In the province it is illegal to charge a cleaning, damage or pet deposit only first and last. --74.220.xxx.xx
