Rent a restaurant out for a first to a lady who will be responsible for place, security system, sign, equipment,utilities....what else to be added

What is a good lease, what are guidelines for business;what is to be expected...have experience with housing rentals ...not businesses

Your [shouted] "need to know everything!" tells me you know nothing about it

you either pay the lawyer NOW to do a proper commercial lease for a restaurant operation or pay the lawyer later when you and the tenant are at each others throats, the store is empty, filthy, and filled with all their equipment and it will cost you ALOT of $$ to deal with THAT issue.

This is absolutely not a do-it-yourself document, nor can you just modify a standard lease. Commercial leases (and specifically restaurant space leases are specifically written to address issues that pertain to this type of LL-Tenant relationship only.

Frank (NJ) above is correct. Pay an attorney (one who represents commercial LLs) for advice now or pay for one later when there is a dispute.

I would be more curious about her experience running a restaurant and would want to see her business plan and also require proof of cash reserves and require escrow account of at least 6 mos rent. restaurants cash flow maybe 5% which doesn't leave a lot of room for fluctuations in business levels to be able to pay rent. must by triple but good luck collecting without escrow and stringent no pay no stay and also ensure you have right to seize assets to go to satisfy unpaid rents. see a lawye. --166.137.xxx.xxx
