State Specific Question About: CALIFORNIA (CA)

Two roommates leased my apartment

One of them has moved out and the other one wants her to be out of the lease so she does not claim any deposit (which she did not pay) at the end.

However, her dog is still staying there, even though the dog owner apparently moved out. Is it wise to write an amendment to remove one roonmate from the lease and make the other one solely responsible? --206.208.xxx.xx

If one roommate goes off the lease, then the security deposit has to be baselined and accounted for,

I wouldn't take anyone off.

It could be the leverage you need to get the remaining roommate out. Letting the departed roommate know they are running up your amount owed. The LL stays in the background.

I recently told a roommate who had left that she was adding to his debt since he was on the lease still. He went over with his keys and his 5 buddy's and emptied out the house. That night she called screaming at me "where's all my things" told her your boyfriends got your stuff. --74.119.xxx.xx

The remaining one buys out the share from the other, you should make a thorough inspection and charge for damages now if you did not when they occur - this is a fault many beginners make leaving them with problems they should have enforced during the rent months. --76.188.xxx.xxx
