Hello,

Our landlord charged us a non-refundable pet deposit when we moved in. Is the landlord allowed to charge additional clean up costs for dog hair on top of the non-refundable deposit? Also is the landlord allowed to charge more than the cleaning company they recommended quoted us for a cleaning? --70.161.xxx.xx

Carpet: if the landlord recommended this company to you, why didn't YOU have the carpets cleaned? The landlord's time is valuable, just like your time. He is allowed to make reasonable charges for his time.

Pets: I charge a non-refundable pet registration fee on move in. I also charge monthly pet rent because of the additional wear and tear. And if I have to clean up after the pet when the tenant moves (fill in holes, remove steaming piles, remove pet hair, treat for fleas, etc.) I certainly charge the tenant. --69.80.xx.xx

Many post this same type of question. The court makes it very simple. If you didn't agree with the terms: #1 why did you move in? # 2 Why did you sign the agreement?

Your disputing after the fact.

Your pet question could answer itself. If you give a non refundable pet fee of $50.00 and there is 250.00 in damages done by the pet do you think you should be forgiven the difference. We keep a pet deposit because it usually takes 2 weeks for the flea eggs to hatch after carpet cleaning. Then a treatment is needed -- sometimes 2. --74.184.xxx.xx

There is a $250.00 pet registration fee for each walking pet on site in addition to $25.00 monthly rent, we do not allow pet-sitting, visiting pets involve the same pest control as lifetime pets so we must be fair to all residents with pets, when unauthorized pets are located these residents will have the fees assessed in the next rent cycle.

We require recent photo veterinary records showing vaccination the owner must provide before any pet is allowed, if your pet is neutered and declawed this will be noted by the most recent vet visit, exempt animals are almost always noted on vet records as well which is a help to those with authorized service, companion animals. Licensing is mandatory with the county. Cleaning after your pet is a requirement in our city, this includes the grounds where you live. --76.188.xxx.xxx

The landlord's choice of cleaning company may be more expensive than the quote you received. He may already know it's too low and they low balled you to get the work and would add charges later.

I take small pets and don't charge any extra but I do take damage out of the security deposit. A woman with a cat who didn't clean the litter box cost me new carpeting plus covering the floor with paint, tile and then carpeting due to the smell being so bad.

I had to pay her to leave too since there was a five year inspection coming up by the state and they would have fined ME! Also the smell got bad and the three other tenants were threatening to leave. So you see, landlords have terrible times with people who bring pets in and have to figure out how not to lose money because for some landlords like me, we are retired and the rent is all we have plus a little social security. --73.33.xxx.xxx

yes, the landlord can charge you, if its in the lease, you signed, you agreed to whatever your landlord put into it. best advise, next time, don't sign and rent if you aren't willing to the terms.

tenants never think about the costs to landlords for pet damage, and our time. you get paid at your job for whatever it is that you do. We landlords, should get paid for our time too, its just as valuable. if it takes us 10 hours of labor to clean up after your pet, we should be paid for it. if we hire someone to clean up after your pet, or repair damage, someone should have to pay for the damage, like the pet owner. if i sat in your car with my lovely dog and he pee'd all over the back seat and damaged the seat, and carpet, and ate the corner of the seat, would you be angery at me? would you want me to pay for the damage my dog did, or say don't worry about it???? and you pay for the damage, and clean up of the urine? can I say, well you allowed me to sit in your car with my dog, so its not my fault, problem or responsibility?

same with our property, just because we allowed you to pay rent and live in our property with your dog, and he does damage, leaves fleas, dog hair etc, that you don't take care of, shouldn't we be allowed to expect you to be responsible?????

You are lucky that's all that the landlord is charging you, he's being generous. he could charge you more, than just shampooing. Like extermination fees to assure there are no fleas. My tenants also know there is a $85 non-refundable extermination fee, but not limited to that amount if it costs more to eliminate fleas. this is above and beyond shampooing, vaccuuming out animal hair from vents, carpet, etc.

I shampoo before they move in, they need to shampoo on move out or pay for it to be in the same condition. this has nothing to do with the one time fee,or registration. '

did you know landlords have an extra cost for property insurance that we don't charge you, because you have a dog on the property? be lucky you weren't charged a fee each month for that premium.

think you got off lucky.

Yes and yes.

To me it boils down to the resident leaving the home clean and ready to rent, just like when they got it.

Most of our cleanign charges to exiting residents are simple things the resident could have done but made the choice to leave the task to our $35 per hour crew.

A wet rag and elbow grease, and a few garbage bags will fix most cleaning issues.
