State Specific Question About: VERMONT (VT)

I have a tenant that has been disruptive to other tenants regarding the inconvenience she has when parking her car. It's her problem, not mine nor other tenants, and I want to give her a warning that if she continues to rant and rave and disrupt the entire building, I will revoke her parking space entirely.

I'll assume VT does not have special rules about bad behavior by residents.

Time to put on your manager hat and remind her of the rules.

Me? A wise pastor taught me that in every complaint, even the irrational ones, is a seed of truth, and maybe God is sending a message to ME.

Her style might be abrasive but is there a seed of truth in her complaint?

MY JOB as a manager is to head off problems BEFORE they happen, so what is the CAUSE of her concern? Do spaces need to be lined? Marked with apt numbers? Trash containers limiting access? Does she need to be closer or near a ramp? Sloppy parking by others? Not enough room for guests?

Revoke: check your lease. If she was given a space at lease signing she keeps a space.

If the lease is not clear about parking, your STANDARD PRACTICE of allowing her a space will override attitude issues.

Do your part, but I will admit, there are some peopel who will never be happy and will drive away the good residents. Your first priority is to protect YOUR business.

Would love to hear how this develops!

like Brad said, what is the issue?

I have a two unit building and if they park carefully and tandem (?) they can fit 8 smallish cars. Had issues a few years ago and I told both of them in the yard one day if they couldn't work it out, I'd come over, paint lines making two spaces with a "buffer" zone in between and would tow anyone who wasn't in their space. Just assign parking spaces according to the size of car and the longevity of tenancy. Your longest tenant gets to pick first. Other things to consider are the walking ability of a tenant. Don't assign a space full of rubble to an old lady. Consider lighting the area better especially if there is street parking.

You are in business to make money not punish people. I assigned spaces to each unit. A new renter moves into the unit, that's the parking space I can show them when they apply. If they don't like it, they don't take the unit. Never any problems between tenants. --73.33.xxx.xxx

Is it inconvenient because everyone else is close to their apartment, and she has a distance to walk?

Is it inconvenient because she has a cargo van, and the parking space is intended for a Mini Cooper?

Is it inconvenient because it's right next to the dumpster, and the guy who parks next to her can't keep within his own lines?

Is it inconvenient because it's right under the tree where all the birds nest at night?

I have this same issue with some tenants using other tenants parking spots for their friends and guests.

So I first have a nice sweet discussion with them asking them to limit themselves to their assigned parking spot.

When that doesn't work, I give them an official warning letter.

Then the next time I give them an official "3 Day notice to Perform or Quit". Telling them I will either have the cars towed or evict them.

Then upon the next time, I have it towed away to an impound yard. --173.55.xxx.xx

None of what she says is reasonable or unreasonable. She finds a bad space everytime she comes in. If she knew that was her assigned space she either would not have rented your unit or would accept it for what it is. So did she know when she rented that she would have to park there? If so, too bad and perhaps she will move eventually.

If she didn't know that's where she would have to park then that's why she is complaining.

Can you have the dumpster moved a bit? How about cutting off a tree limb? If the space is seriously large enough only for a mini cooper then how is she parking? Make another space or make it larger somehow.

Thanks for the replies. Basically, she likes to drive in, pull up behind the car that is parked correctly, but sometimes she wants it pulled up another 4-10 inches so she can then back into her space allowing her to drive out in the morning. Best advice I read was to remind her no foul language allowed. Great forum, thanks again! --71.11.xx.xxx
