I just started advertising a house for rent. 4 people have come to look at it and all 4 are interested in renting it. What questions should I ask? Do I do a credit check on all 4? Who pays for the credit check? What do I say to those I do not choose? --76.212.xxx.xxx

Welcome, it sounds like you are rather new at this - so you want to open for business (actually you have but you are not ready to understand about discrimination of applicants, or dont have a basic rent criteria in place such as garnishable income 3xrent value, a smoking or pet allowance policy), you really need to speed read at housing court to determine what is and is not allowable in your area, set and write down your standards of applicants, of course the tenant pays for the application fee - you will need to get setup to run credit reports in advance and visiting/discussing these topics with local landlords will be a big help so try to find when your area has meetings and attend often, California has some tenant laws that seem to make little common sense to the other 49 states, do you have a -real estate- lawyer who can help you get out of a jam? no other type lawyer is helpful as these rules change often and are very localized to your city court. --76.188.xxx.xxx

You need to sit down and write out your approval criteria. Do some research on fair housing laws, both federal and local, to make sure your criteria do not violate any laws. Determine your requirements for income, eviction history, credit history, criminal records, number of occupants, employment history, pets, etc.

Decide on an application fee amount and make sure you have an application form ready for applicants to complete. If you plan on doing a credit check, you need to get set up with a company in advance and get your site inspection (click the yellow "Credit Checks" button at the top of this page).

Offer an application to everyone and screen any you receive back with the fee. --68.38.xxx.xxx

I only have one house for rent. TransUnion does the credit check and criminal record. My ad says 'no pets' but I ask anyway. I ask how many occupants and how far from work this house is. no other houses in the neighborhood for rent. it is located in san diego --76.212.xxx.xxx

You have to be very careful on the questions you ask your applicants. You need to write them down on paper and ask everyone the same questions, not to limit question to one type of group -- so that there's no discrimination.

Second, everyone that comes on by to see your property, you have to offer them an application. Anyone who will be living in the property that is 18 or older has to fill out the application.

I have decided to charge everyone an application processing fee to cover my costs.

At the end of "each day" or "weekend", I run everyone's credit and background information.

After a review of everyone (for the day or weekend), I then select the "Best" applicant for the tenancy. They must be able to sign a lease and pay all the move in cost quickly or I will choose the next in line.
