State Specific Question About: CALIFORNIA (CA)
Wondering if other landlords have an opinion about the current rent control in San Francisco,Ca. Also, the nearby cities and towns that also have rent control. It is vert strict in San Francisco. Like to hear how it is in the nearby cities and towns near to San Francisco. Can include the whole Bay Area.

Moshe: I am glad to see that you have an opinion on this subject.
Will this opinion be City/State specific or on a much broader level and have interest to many across the country.
The relatively new [2nd year] Mayor[R]in my Mom's town just pushed thru a revocation of the rent control ords.
Sadly that town has a rental pop of 53% of the dwellings are rentals.

In Ontario which is different from the Us. Rent control is a provincial which means every city and town in the province is under rent control. The government owned rental units are exempt from rent control along post 1991 buildings. Next to bombing rent control over time will destroy rental housing. Thee are 2 problems with rent control.
One is the limitation of rent increases. Any problem with that depends on the amount of allowed rent increases. In Los Angeles, allowable rent increases have been fair, reflecting increases in actual market values.
The other problem is the several rental regulations that go together with rental price control, such as restrictions on evictions and compensation for displaced tenants.
Statewide in CA, a law of vacancy decontrol frees the unit from previous rent valuations if the tenant leaves or is evicted.
My properties are not within the city of Los Angeles, so I do not participate in the Los Angeles rent control.

Municipal rent controls are most difficult to get rid of as there are more tenants then homeowners where removing rent control is vote sensitive. A restrictive rent control where the operating costs go up more then the rent is basically legislating slums. The builders switch to building only condominium buildings along with building commercial and single family homes then vacancy rate drops to zero as when buildings become unlivable they are torn down. Most governments are cashed strapped where there no funds to build the so called non-profit rental housing. With the November 2015 elections over, it will most likely get a bit worse for landlords in San Francisco,Ca. The Board of Supervisors had 6 moderates and 5 progressives prior to the election. One of the moderated was defeated in the 11-3-2015 election. Now there are 6 progressives ans only 5 moderates on the board. What makes it worse, is that with 6 voted the anti-landlords groups now have more clout in this city. . --128.218.xx.xx |
