I would ask you to keeping taking late fees with the late rent, when I was in my 20's I used to fund my motorcycle racing hobby from late fees, one year I only went to 4 states and there was enough left for my (now exwife) wife to buy a mink coat. If you are not getting late fees then you need to evict,a 90 degree turn of notebook paper will show you how, on the left side you write down the rent line-by-line, then write down the payment received next to that so you have 2 columns, make a 3d column showing how much they are stealing - down melt your blood pressure at me, just get the eviction for unpaid rent started and let the court help you, it is better to pay the court than the tenant. --76.188.xxx.xxx

If late rent is the ONLY concern, consider switching him to a pay day rent plan. Schedule rent due the same day his pay check hits, or the day after. That way, YOU are # 1 on the list instead of the rent-a-center, buy-here/pay-here dealership. He doesn't have to save up and resist temptation to blow it on on other dumb stuff.

I've had several tenancies in the past that were lost because of bad budgeting. I'd get PO'd when the 7th rolled around and they didn't have the rent, so I'd evict. Expensive for me; wrecked their situation too. What I call a "lose, lose" scenario.

Today, when a tenant who pays monthly is late for the 2nd time within 12-months, I offer to switch them to bi-weekly rent. Most of them accept and are NEVER LATE AGAIN. I get an 8% rent raise! (26 half payments = 13 full months!) My reward for solving their budgeting problems. Most folks can scrape up 50% of the rent the day of or date after pay day.

If there are other concerns with this tenant beyond rent being timely...then sure, boot 'em. Otherwise, solve his problem and get a reward! --173.16.xxx.xxx
