We had a tenant finally move out after 2 months of not paying rent. I am getting ready to send out the security deposit reconciliation letter to them but am wondering if you guys know of any templates or wording I can use? Obviously net of the security deposit there will be a charge. Any suggestions on how to demand payment? A template or any wording I should use? --104.172.xxx.xxx |

When I send a deposit accounting where the tenant owes me a balance, I let them know $XXX.XX is due and can be paid by mailing to......
I also include a payment plan form, they can initial a payment option (weekly, monthly, in full) and sign off on paying the balance with interest. I include a due date for returning this form.
If I don't get any response, I file the notice of claim in small claims court. --68.38.xxx.xxx |

Send them a bill for the balance. Send a copy to their emergency contacts. Keep sending and sending. If it's large, pursue them. If it's small, let it go. --50.107.xxx.xxx |
