One of the difficulties that rental housing providers is tenants often break up then remove the screens so they can install a air conditioner. Tomorrow going to lock out a tenant with the sheriff. Three of the screens in the apartment the tenant has broken up and removed. When the new tenant moves going to charge a higher rent to cover for the willful vandalism. Vandalism has to built into the rent so things that should last twenty or more years can be replaced which a tenant has often destroyed. With a low rent there are not just funds to cover for vandalism. Often after a tenant moves out the screens are often torn or removed. There were screens in every window and the balcony door when the tenant has moved in. --74.220.xxx.xxx

I'd say not required, but I'm guessing based on WA law. Ask LL for screens; if LL denies, then go get them made, or suck it up.

I have a rigorous movein condition sheet the tenant signs and if things are needed we try to get them off the list in 48hrs, screens are supplied -once-, then it is 25bux for me to transport to handy hardware and the bill gets added to the next rent cycle. --76.188.xxx.xxx

"Your first concern is to read the lease. If screens are mentioned then send a letter to the landlord giving him notice that the screens provided are defective.

If the lease does not mention them, then check with your local municipality. Often a housing code or public health code will require them. If so then send a letter to the landlord citing that section, etc. Make sure to follow all the procedures in the ordinance etc."

In Maine, no specific provision of screens is required. The harsh words you may hear on this site are due to the frustrations of thousands of landlords, perhaps your's too, of having to replace screens carelessly damaged by tenants. I provide them, but if they get torn I do not replace during the tenancy. Section 8 requires them, yet another good reason to not deal with section 8 tenants. --192.159.xxx.xxx

I try to make sure that there is at least one screen on a window per room when some one moves in. I used to make sure they were all there, but tenants wreck them with their kids, or their animals, etc. I don't have any storm or screen doors, if a tenant wants one, then they have to put it in themselves.

I would doubt that every single window would have to have a screen, that would be a very silly requirement.

Walmart sells the expandable screens that you can put in any open window if you were so concerned about screened ventilation. --76.6.xx.xx

In my place, screens are required.. I once inherited some code violations, one of them are torn/missing screens.

It makes sense since it is a necessity to keep the mosquito and flies away.

If you just moved in, contact your landlord.. as long as your reasonable, s/he should be too.

Like JR said, it is frustrating since some low end residents torn/destroy screens as soon as you put them in. (I just noticed that in 2 of my sec8 place, they were replaced/repairs during the annual re-inspection, half of them are gone.. they will get a bill for new screens) --173.48.xx.xxx
