What are my legal rights to get rid of someone else's stuff in which she left in my garage. It's been 3 months. I'v tried calling and emailing her to come pick up her things. Her phone has been disconnected and her email is returned to me. I have no way of contacting her. Will you please let me know what my legal rights are concerning this matter? Much appreciated. Thank You, Stephanie State Specific Question About: TEXAS (TX)

First you need to know if electronic service works in your court, in my area the requirement is paper sent by way of public carrier, if moved the post office can forward if any paperwork was done at moveout, follow the local/state tenant or civil agreement rules. --76.188.xxx.xxx |

Stephanie if you are the LL you will find the solution in the Texas LL/tenant statutes...
You may also have other solutions under law --162.247.xx.xx |

Did she leave valuable merchandise like gold doubloons, or the usual: broken furniture, tube televisions, maybe a tire or two? Throw it out. If she comes asking, say you don't know anything about it. --192.159.xxx.xxx |

My lease is clear:
- 4 Emergency Contacts per adult, granting permission for those contacts to accept messages, notices, and deliveries for the leasee.
Deliver the stuff to her Mom's porch.
- Items left after move out are considered abandoned and may be disposed by management.
90 days?? she's not coming back for it.
