i have an investment property (condo) that i just acquired and because it was vacant for a while it had rodents inside . treated the place for a while now and the rodents are gone , but need to know if i need to have some kind of inspection done or sth to cover myself from potential renters or buyers from coming after me on a long run . Rodents are a pain, if you are sure they are gone I wouldn't worry to much, I would make sure the electric wires are ok to my best ability but if everything is working no worries. These critters and bugs run rampant down here. No stink rent or sell away. --71.1.xx.xxx |

While you have any wall open load the inside with boric acid, this is a good insect deterent, with mice you need to find the entry point and close off, spray foam will last a few months until you can fabricate a better way to cover the hole/s with metal, for shifted foundations packing with mortar using whatever handtools you can find, I worked yesterday on a brick project and saw the finish left by using an old sink supply line,the mortar was curved rather than flat, he said he broke his slicker and found this in the handiman toolbox. --76.188.xxx.xxx |

It sounded like Henry was just being funny! I have 30 houses/duplex in Florida. I don't know if one can have a residence here and never have a rodent. Once you deal with them you find out how many others have the same problem. We've fun into rats, mice, opposums, raccoons and armadillos (no armadillos in attics though but all the others).
Be sure they didn't chew through any of your AC ductwork. All you can do it insure you sealed up any entry points once you know they're gone.
That's really all you can do. I never heard of any other thing you're required to do but I've never had any sort of infestation that rendered one uninhabitable. I'm sure if that happened the agency who deemed it as such would have to inspect it to deem it habitable again but that doesn't sound like what happened in your case. --65.35.xx.xxx |

Sometimes I have an exterminator come out and certify that there are no pests. They place paper glue traps around the unit where they know pests will be running.
Then they come back a week or so later, while I am still preparing the unit, and look at the traps and write on the bill that there are no pests at this time.
This way I have something to show the tenants. This lets them know that if they bring anything they are responsible and that there is no problem now.

thanks everybody for replying .
since this is a condo unit ,my pest control guy is telling me they are coming from outside and pointed a bunch of entry point ,but those need to be taken care of from the association . I made sure that all is secured on the inside and have been putting traps and some other stuff the exterminator gave me fora month now . there is no sign of any rodents any more for the past 3 weeks so i think i should be ok to resume work in there .
i posted this cause I'm sure as soon as i decided to rent it or sell it some of the neighbors will tell the people living in there that there were rodents and I'm not sure if any kind paperwork will be required from me to show that it was properly cleaned to avoid potential lost of renters/buyers or even worst get slapped with a lawsuit.
this i florida after all and its the lawsuit capital of the world so trying to cover up myself
