Is there a form letter for "terminating" the management agreement with the owner? I have an owner that id tight on money and wants his family to do all repairs

Hi Barbara..
As a PM myself,, I am trying to understand the story of the post..
Are you not getting paid for your services..
How does the owners family making repairs hurt or impact your agreement with the client you serve..?
I don't want to assume and there may not be one answer..
typically the board is here to help.. some are not fans of managed services..

I am currently being paid for my services, but My owner is struggling with money, he wants to approve every cost and does not want to approve minor repairs of less than $100.
In the last 2 months, I have had a water heater go out and there is a water leak and possible mold. the owner is questioning the validity of the needed repairs and states that his family member can take care of the repairs for him.
I use licensed and bonded vendors and the owner is complaining.
The owner requested to hold the tenant security deposit from the beginning. I can now see where that was a mistake. --71.228.xx.xxx |

Thanks for adding info.
I'd start by reading your PM agreement. A good contract always includes a system to end the contract.
And the contract should lay out the maint program, approval levels, etc.
(could the problem lack of detail in the contract - just asking)
I would write a simple letter stating you can no longer service their account and give a 30 day notice.
You may have done this: I would first discuss this maint matter with the owner. $100 is a reasonable level.
Once you explain you cannot fulfill your duty as manager when he does not fulfill his, he might relax to keep you.
If not, time to move on.
Life's too short.

When I managed property I hated cheap owners cause it did a disservice to the tenant, by making all the repairs, such as no hot water, a week long thing. The owner would say let me see if so and so can do it cheaper. Eventually I just said have him do it effective the end of the month. Now I don' have to deal with his cheapness, which took up all my time searching for cheaper repairs for him. --74.106.xx.x |
